✨ DIY or Hire It Out?

For the longest time, my wife and I used to just pay someone to do all the house repairs and renovations. A leaky faucet? Call the plumber. Floors need replacing? Call the handyman.
Honestly, it felt easier to just write the check and move on.

Then one day, a good friend of mine came over and said, “James, you can do a lot of this stuff yourself—you just need a little training and hands on.” (Thanks Adam Hulmes!)

So, he showed me the ropes during a house flip. Suddenly, I went from watching repairs and renovations happen to being the one actually doing them. Not gonna lie, the first few times were a little rough
(and maybe took me three times as long as a pro 😅), but the satisfaction of fixing or renovating something myself? Worth it.

Now, I still pay for the big stuff—major electrical, advanced plumbing, roofing—but I’ve found a cutoff: if it’s something I can learn and knock out in a reasonable amount of time,
I roll up my sleeves and do it. If it’s a big project that needs a licensed pro, I don’t hesitate to hire out.

So let me ask you…

When we bought our first home, I’ll be honest—we were completely lost. 🏡
We didn’t know what questions to ask, what the process looked like, or even if we were making the right decisions.

Over time, I learned—and my wife and I even started doing live-in flips. We’d move in, fix the place up, and then sell. While we were doing that, I dove into real estate books, articles, groups, videos, and market research—pretty much anything I could get my hands on. (My wife finally told me I’m not allowed to do any more live-in flips… apparently moving every couple of years isn’t her idea of fun. 😅)

But through all those experiences, I realized something:
👉 Almost everyone—whether they’re buying, selling, or investing—has that one thing about real estate that just doesn’t make sense.

For some people it’s “How do I even get started?”
For others, it’s “How do I know if the market is right to sell?”
And for investors, it’s often “How do I make the numbers actually work?” 💰

Here’s the good news: you don’t have to figure it out alone. Sometimes a quick conversation clears up what hours of Googling never will.

🎉⚾ Big milestone today — my guy Chase is officially a TEENAGER! 13! 🙌

From the mound throwing strikes ⚡ to the classroom 💡 to just being the fun, kind kid he is — I couldn’t be more proud of the young man he’s becoming.

He’s also an amazing big brother ❤️ someone his brother and sister can always look up to, laugh with, and depend on.
