Torn on staircase finish
Torn on what to update this staircase to. First photo is current staircase, other images are mockups. 20yr staircase with a slight favelift 7yrs ago. Treads are damaged, stringers need some filling and the railing needs replacing.

Thoughts on my formal dining? Any ideas to make it better or anything that isn’t working?

Finally!!! After our fireplace has sat unfinished for 1.5 year its finally complete! Beyond obsessed how it turned out. I was so particular about the stone, mortar and mantel finish. Needed something that flowed well with the rest of the house. Nothing was working until Edward’s Stone got this beautiful stone in called sandalwood, a creamy/taupe/gray stone that matches the rest of our finishes beautifully! You know what your girl is getting ready for soon … 🎄 ❄️ 🎁 🎅🏻 🍪 🥛

I have found myself kind of hating this rug, plus the dogs keep snagging the jute fabric. I dont know if I should use a pop of color or keep it neutral, use a textured rug or flat, square to fit the couch.. or round to add some contrast.
HELP.
