Response from the HOA BOD:

Good morning, Jim,

Thank you for your e-mail, we do appreciate your feedback and passionate position on behalf of your community. We have communicated your request to the Board of Directors, and they have responded that: I recommend you tell Mr. Beck he should contact the non-emergency Sarasota County Sheriff’s Department, the same as we did when the gates were closed and solicitors were in the neighborhood. Another neighbor did contact the Sheriff’s Department regarding this solicitor, and he was gone when they arrived. Thank you.

Please understand that this decision was solely provided by the Board of Directors and Sentry Management does not make any decisions for the association.

It is an honor and a privilege to serve you and the community.

Hope all is well.

Please inform the HOA Board we have another solicitor banging on doors. This is the 2nd email within a couple weeks on the same subject matters. I do feel this should be addressed in a more timely manner by the board …or do we wait till some is robbed and we make it like someone cares at that point.

WHAT you should know:

Most home burglaries occur during the daytime, particularly between 10 a.m. and 3 p.m. on weekdays, because this is when people are most likely to be away at work or school. The summer months are also the peak season for burglaries, as people are on vacation and may leave properties vacant, with August often seeing the highest rates.

Waverley - Extremely Concerning…community soliciting ….

I hope this email finds you well.

I want you to be aware that on the first day of the gates being open during the day in the community we already have men soliciting going door to door (on scooters!! …not very professional….which raises a RED Flag)…and scaring family members. I have attached a photo and the doorbell camera footage.
Please advise where we go from here? The community already has been robbed and we all know that most break ins happen during the day.

We moved into what was to be a gated secure neighborhood. This is not right!
I’m extremely concerned that when my wife and I are not home I have a frail older mother at home and it would scare me if she open the door to these fellows. I hope we don’t need another incident in the community for people to wise up.

I do believe there should be a community meeting to discuss these issues.

Good Morning Waverley Community

Please be sure to check your email or ask a neighbor for the latest update from your HOA Board.

As you read and go through the bullet points there are no explains or details on anything they did or any questions that were presented.

A few more community members did attend but that attendance was very low….maybe 20 in total if that.

We as a community need to step up ….we don’t have many common areas in this community but it starts in the front as you drive in. You may stop at the mailbox but if you have time stop and look at the landscaping it is in bad shape.
Please take the time…it is your community….and you will see ….bushes / trees lacking from fertilization or / and water (not enough or too much). Dead or dying bushes ….missing bushes / plants….trees leaning that were uprighted last years and we are told its fine …it won’t fall over…..and I can go on and on.

THIS IS YOUR COMMUNITY…….GET INVOLVED!!

Greetings Neighbors,
The monthly Waverley Property Owners Association Board of Directors meeting was held on
September 23, 2025. The Sentry Management Community Association Manager (CAM)

o Our annual meeting will be held on 12/9/2025 at 6pm at Sarasota Community Church,
4041 Bahia Vista St. Sarasota, FL, 34232.
o We are advising you of this date very early because this is the meeting where we hold
election of new officers. You will receive a meeting notice closer to the date.
Note that no current officers plan to keep their seat next year.

The next Board meeting will be on October 28, 2025 at 5:00pm at the Sentry Management
Office (5969 Cattleridge Blvd STE 203, Sarasota, FL 34232).
Reminder, see attached for budget info.

THE BOARD IS seeking to raise the community assessment and urges all members to attend the upcoming 5PM meeting. This meeting will provide an opportunity for questions and answers, and members are encouraged to submit their questions to Sentry at least one week prior to the meeting. To ensure that all questions are addressed, please submit them to Sentry by September 16th, as the board requires a minimum of one week's notice to prepare responses for the meeting on the 23rd.

Hello Waverley Community

Here we go AGAIN!!!!

The BOD knows that the community as a whole cant’t make the monthly meetings (at 5PM) and tried to pull a fast one.

Don’t let scare tactics change on HOW YOU voted in the past to keep our community gates closed .

The information in the email below from the BOD (check your inbox to vote) was one’s opinion and not truly factual.

We moved into a gated community TO HAVE THE GATES CLOSED!!!!….not to have BOD members try to con us to leave them open at times. …..next they will want then OPEN ALL DAY!!!!…….if not permanently open.

How will the BOD address the next homeowner during the next robbery in our neighborhood?

Vote to KEEP the gate CLOSED!!!….

Keep the neighborhood that you love and moved into for safety ….KEEP the GATES CLOSED !…….

The Board of Directors is seeking your input on the community's gate operations. Since taking control of the HOA from Medallion and switching to the Always Closed schedule, we have seen a dramatic increase in gate repair expenses (2024, $19,000; 2025 YTD $30,000). After consulting with our maintenance and operations providers, we’ve found that how and when the gates are used has a major impact on their reliability and our community's budget. We are asking for your input to determine the gate schedule going forward, based on these factors and what's important to you.

SURVEY:

Please select your preferred gate operation schedule from the options below, A, B1, or B2. Reply to this email by close of business on 9/15/25 for your vote to be counted (one response per household). The selected option (A or 😎 will be implemented no later than 10/1/25. If you have no preference, no response is needed. The option receiving the majority of votes wins.

Option A: Gates remain closed, except when opened on demand

Option B (1 or 2): Gates remain closed, except when opened on demand AND during times described in one of the following two schedules:

B1: Open During Peak Traffic, 7–9 AM and 4–6 PM

B2: Daytime Open, 7 AM–6 PM
