π¨ Major Development Proposal in Islandia β County Says NO π¨
On January 7, 2026, the Suffolk County Planning Commission issued a staff recommendation to DISAPPROVE a proposed zoning change and large mixed-use development at the corner of Veterans Memorial Highway & Motor Parkway in the Village of Islandia.
π Whatβs being proposed?
β’ Up to 416 apartments + hotel units (only 50 hotel rooms, mostly rentals)
β’ 5-story buildings up to 80 feet tall
β’ Over 630,000 sq ft of development
β’ 809 parking spaces
β’ Built on one of the last large wooded parcels in the area
π Why the County says NO:
β’ β Violates the intent of βMain Streetβ zoning β this location is car-dependent, not walkable
β’ β Too dense for the site β far more housing than current zoning allows
β’ β No meaningful public benefit (no extra workforce housing, transit access, or pedestrian amenities)
β’ β Traffic impacts not adequately addressed
β’ β Environmental concerns, including loss of wooded land and potential bat habitat
β’ β Does not support a pedestrian-friendly community (Walk Score: 32/100)

The County found this proposal would change the character of the area, set a dangerous precedent, and can already be developed under existing zoning without these changes.
