POLICE FAILED TO PROTECT
Officers in Fox Lake, Illinois have confirmed the police department failed to act when a series of crimes were reported at the Airbnb by members of the Bieze family and affiliated company personnel.
The property (1 Lakeside Lane, Fox Lake, IL) is connected to the owners of Westward36O, a company repeatedly referenced in BBB notes as a "slumlord."
Other former customers refer to Westward36O as "the worst", with repeated references to alleged actions that appear to constitute serious crimes.
A "slumlord" can face serious criminal charges for exploiting tenants and ignoring property standards. While housing disputes are often civil matters, a landlord’s behavior crosses into criminal prosecution when they willfully defraud tenants, steal money, destroy property, or endanger lives.
THEFT BY DECEPTION (OR LARCENY BY TRICK): Taking a tenant's money (like rent or deposits) for services, renovations, or maintenance with zero intent of actually doing the work.
GRAND / PETTY THEFT: Intentionally and wrongfully withholding money owed to a tenant, such as refusing to return a security deposit, or physically stealing a tenant's property.
WIRE FRAUD / MAIL FRAUD: Billing tenants electronically or via mail for repairs, services, or utilities that were never actually performed or provided.
RECKLESS ENDANGERMENT: Knowingly allowing hazardous, "untenantable" structural conditions to persist, placing tenants at imminent risk of severe injury or death.
GMB companies and Bieze family indicate possession of documentation of all four of these classifications of criminal actions including video recordings, emails, and witness statements.
FORGERY OR FALSIFYING BUSINESS RECORDS: Altering, manufacturing, or faking maintenance logs, safety inspection certificates, or lease agreements to deceive tenants or code inspectors.
An official Westward36O representative is reportedly legally recorded stating that documentation was removed from company records that they personally previously confirmed was there
ENDANGERMENT & CRIMINAL NEGLIGENCE: Willfully failing to maintain the property or complete essential repairs (e.g., ignoring broken locks, faulty wiring, or toxic mold) in a way that shows a reckless disregard for human life.
Gregory Bieze, Entertainability Group producers and sales administration, and medical personnel are reportedly documented making over 40 requests for contractually obligated repairs that were systematically ignored. According to documentation provided to interested parties, one such ignored repair was a broken lock.
Per documentation confirmed by Fox Lake police, the lack of a functional lock at the Westward36O Fox Lake property, now considered a crime scene cited by multiple guests in criminal complaints over several years, resulted in the theft of unreleased Entertainability Group and GMB company proprietary media assets of immense commercial value.
STOLEN CELEBRITY MEDIA PROJECTS
Celebrities affiliated with GMB & Entertainability Group include an original member of Guns N' Roses and other high-profile recording artists, as well as award-winning performers from film, television and Broadway.
Interestingly, GNR guitarist Slash once endorsed Black Death Vodka. Similarly, bassist Duff McKagan was the inspiration for Duff Beer on the hit animated series THE SIMPSONS.
Entertainability Group's affiliation is with drummer Steven Adler, regarded by many as a the perennial fan favorite and playfully nicknamed 'Popcorn' by singer Axl Rose.
POLICE CONFIRM GROSS NEGLIGENCE
According to the information provided to Officer Megan Blue, and confirmed by Sargent Reid Dawson and Sargent Michael Lira, Westward36O's failure to repair the non-functional lock constitutes gross negligence that directly caused the theft of unreleased proprietary media assets of immense commercial value.
Video recordings allegedly include Sgt. Dawson stating to producers that the department was aware of the theft of the high-value commercial intellectual property. In the recordings, Dawson allegedly states Chief of Police Dawn DeServi was aware of the multi-million dollar losses, but such substantial proprietary losses were not of consequence to her.
Third parties indicate that after the disappearance of Gregory Bieze and others, Chief DeServi indicated in email correspondence that the department was aware of harassment targeting the GMB staff.
ILLEGAL EVICTION & HARASSMENT
UNLAWFUL / ILLEGAL EVICTION (SELF-HELP EVICTION): Forcibly removing a tenant or bypass the judicial process, including defrauding the court in filings to cause an illegal eviction to appear legal and trick law enforcement into participation.
CRIMINAL HARASSMENT / STALKING: Engaging in a pattern of intimidation, threats of violence, unannounced midnight visits, or constant digital badgering to force a tenant out.
CRIMINAL MISCHIEF (OR UTILITY TAMPERING): Intentionally shutting off essential utilities like heat, water, or electricity to force a tenant out, which violates habitability laws and threatens safety.
Officer Tomas J Spokas was allegedly on the property in Fox Lake as one of the principal owners of Westward36O, Nathan Brown, Chief Investment Officer, disconnected the power in the middle of the night. GMB producers are reportedly on camera speaking with Spokas during the terrifying proceedings.
A neighbor property owner allegedly confirmed witnessing similar actions by Westward36O personnel, which Sgt Lira confirmed knowledge of.
Legal actions citing the Airbnb property owners and management include Brewis vs Peterson Fresh Farms LLC et al, Bieze vs Airbnb et al and others.
