If you’re like many homeowners with a three-stage water filtration system in the garage, it’s a good idea to periodically inspect the plastic filter housings as they age.

Over the past week, two of the three housings in my own system developed leaks. Fortunately, mine were only small pinhole leaks when discovered, but I’ve seen other failures that were much more severe and resulted in significant flooding. Because my home is a block, the water did not have a chance to cause permanent damage.

In stick-built homes, leaks like these can lead to water damage inside the walls, often requiring drywall removal and repairs.
A quick inspection now and then can help catch problems early and potentially prevent costly damage later.

I just wrapped up my 300th home inspection repair job, and I couldn’t let that milestone pass without a shoutout. Big thanks to my friend Colleen Ginn-Wotring, a sales agent here in The Villages, who got me started on this path—and it’s only fitting that #300 was one of her listings.

I’m truly grateful for the trust from homeowners, buyers, and agents along the way.

Time will tell as to the durability and longevity of these hose reels. I've installed them for customers, but I just installed two at my home.

I like the idea of the hose being covered and protected from the elements, mainly the sun.

The reels are super easy to remove, when and if needed, by simply removing a cotter pin and pulling up on the retaining pin.
