Circa 2007, Google built a property search application programming interface (API) using the Google Map. It allowed properties for sale with Brokers to be linked to their address on the Google Map. While intended as a technology to sell “search products” to Brokers, Google got it wrong and instead of opening it up to the public, guess what happened instead? By 2011 they took the whole thing offline and not just in the U.S. Yes, Google has the technology to provide home sellers a way to sidestep the National Association of Realtors, their Monopoly list of MLS Owners, and every Broker from sea to shining sea in the USA and beyond! It’s a dilemma industry leaders and their top of the food chain didn’t know how to handle.
This leaves one wondering, who, how and why Google was made to go away? At what cost to future generations did someone save the “status quo” as it stands today? What did Google spend on this? Why is it that you can list your business on the map for free? Maybe you had to be around long enough to begin to see it? The NAR's position is that they are NOT in fact a cartel to fix commissions and that much I agree with. But what are they doing?

Satirically speaking: It would appear the Fed is afraid to raise rates just now! The reason why can be explained as Jeff Otteau appears to agree that a 5% increase in interest rates would eliminate 45% of buyers for your home.. So, what will happen to property values and commissions... one can't deny you only need one "Greater Fool" to come along and buy it! That's the theory so why not learn to us it wisely? So, when did we all become hypocrites now. Let's debunk the false sense of safety to the whole thing.. shall we?

I spoke with Debbie Lansing, a realtor with Keller Williams in Montclair, NJ, and she cited real estate appraisal valuation guru Jeffrey Otteau, offering that “each 1% increase in interest rates translates to a 9% drop in the price of the house you can afford.”

Hope for Ethics?

In the news... to think that interest rates have not even begun to rise to the level required to service our National Debt, (10 -14% projected) yet the National Association of Realtors (NAR) felt compelled to recently publish (the "D.A.N.G.E.R Report") forecasting the greatest challenges to face the industry over the next 5 years. Below are the titles of the 10 subsections of the agent outline. If agents can recognize how to thrive in the new environment they will have to acknowledge that the NAR already sees signs of change deemed worthy of desensitizing the membership.

I'll read between the lines and say this is an acknowledgement that the industry was allowed one last hurrah, letting prices run out of control, and that the damage didn't matter as the industry was going to succumb to the population discovering that online technology would eliminate the need for agents. It looms ever closer and there's no turning back! Here's what they NAR expects to happen as we forget and accept the situation they could have prevented:

1. Masses of marginal agents destroy reputation.
2. Commissions spiral downward
3. Agent teams threaten the survival of brokerages
4. IRS forces exodus of independent contractors
5. The decline in the relevancy of agents
6. The agent-centric era ends
7. Housing finance is nationalized
8. Commoditization of residential real estate
9. Commissions concentrate into fewer hands (while they increase their control to determine who this is to a large extent)
10. The agent is removed from the transaction

In simpler terms, "the sh-- always rolls down hill and usually lands on those most vulnerable." Many changes are in the making and most agents will not be able to handle them resulting in hundreds of thousands leaving the business. I for one have always been a forward thinker and am all for joining in on and correcting the market place. No graphic can illustrate the hardship the majority of Americans must overcome as we wallow in refinance programs, loan litigation, and artificially propped up demand for inventory to stabilize home prices! Once the prices stabilize interest rates will rise! Now we'll be lucky if amortizing a loan leaves an advantage to home ownership over an extended period. Research "loan constant" for building wealth with home ownership.

What most brokers exaggerate about:

1) Themselves...

2) The price they you can get you for your home...

3) How they're different from other realtors...

Any monkey can list your home for sale, but getting you to sign a standard listing form on appearance, faith, and/or without knowing how to set the selling timeline is simply old school now. For some frame of reference, come to grips with the fact that a home sellers needs to know when an agent embellishes the facts to string them along till "pay day" at the closing table. Past performances are no guarantee of future success! But, forcing their honesty is your best policy and there is no mystery magic to doing that if you have the right information.

NOTE: Experience is important because, what influences the highest and best offer is strictly the price trend and active inventory. No Broker can control that, nor can any agent anticipate problems and prevent them from manifesting. What you get is assurance that over the years your agent has learned how to handle just about any type of potential difficulty without running elsewhere for advice. When it comes to uncertainty you should collaborate, not turn-over blind control to your broker. The costs of selling is a whole different issue with lots of loopholes you'll only discover from watching right here!

(INTERVIEW INFO) This math is not something a broker can set in a contract nor is it within their ability to apply or deny, instead it is up to the seller to know how to calculate performance compensation based on not just the terms of an offer, but probability and time value of your properties performance versus your broker's projections! The results are as far beyond a broker's power, as is their ability to accept or reject the compensation you offer, unless they actually perform at a certain level! (which you'll learn is not going to happen in a buyer's market). This post is not a popularity contest, it is merely an object for the newsfeed! It won't be here long so no likes necessary!

a) What Broker's often promise to have little importance or no practical value,

At long last, Facebook’s search challenge to Google has a point of reference. But it has arrived in a much different format than many expected. Indeed, Facebook’s not using its data to provide a better search than Google. Facebook is providing a new type of search that you simply can’t do on Google or anywhere else.
With Facebook Search, the objects we search for aren’t web pages but instead virtual representations of real world objects: people, places and things. These connections on most of facebook primarily rely on ‘likes’ with one VERY IMPORTANT EXCEPTION … groups! But the biggest question will not be whether the connections facebook mines will grow substantially but how fast ‘Graph Search’ and groups create serious utilities.
