Ever been denied a mortgage because of a "charge-off" on your credit report? 😔 It's incredibly frustrating, and it happens to more buyers than you think!

Here is the truth about charge-offs and home buying that many people don't realize:

The Charge-Off Myth: You Might Be Ready NOW! 🚀

Many people automatically assume they need expensive and time-consuming credit repair or have to dispute the item before they can qualify. STOP! This is not always the case!

❌ Don't immediately jump to credit repair.

✅ Did you know? Certain lenders may EXCLUDE charge-offs from your debt-to-income ratio (DTI) when calculating your approval!

The Lender Loophole You Need to Know:

Some mortgage programs simply won't count the debt against you if the charge-off is outside of a specific timeframe (often 2 years or more).

The real reason many standard lenders say NO is that the file requires manual underwriting…often called a lender 'overlay.' These are just internal rules some lending companies put into place, NOT industry-wide laws!
