🏠 What Are "Reserves" When Buying a Home? 💰

If you're getting ready to buy a home, you might hear your lender mention something called "reserves." But what does that mean?

Reserves are the extra funds you have in the bank after your down payment and closing costs are paid.
Lenders like to see that you have enough savings to cover a few months of mortgage payments—just in case of unexpected expenses or income changes.

💡 Example:
If your monthly mortgage is $2,000 and your lender requires 2 months of reserves, you'll need an extra $4,000 in your account after closing.

Reserves give the lender peace of mind that you're financially secure—and they can sometimes make the difference in getting your loan approved!

✅ FYI: Not all loan programs require reserves, but for some (especially investment properties or higher-risk loans), they’re essential.

🏡 Homebuyer Tip: Avoid Open Credit Disputes During the Mortgage Process

When you're preparing to purchase a home, make sure you don’t have any open credit disputes. While disputing an error on your credit report might seem like a good idea, doing so during the homebuying process can actually backfire.

Why? Open disputes can mask your real credit score, and most lenders won’t move forward until the dispute is resolved. In fact, a disputed account can make your score appear higher than it really is, which can lead to delays, loan denial, or unexpected issues during underwriting.
