👉 FIND. A. DEAL. 👈
But not just any deal.
You need one that fits your Buy Box—a clear set of criteria like location, price range, condition, and exit strategy (we break this all down inside our Buy Box Training 🔥).
Most newbies lean on wholesalers—because, let’s be real, they’re everywhere. No hate. Tiff and I wholesale 12+ deals a year ourselves.
Our mindset is simple:
💥 “Flip the best. Wholesale the rest.” 💥
But let’s break it down real quick…

Brad and I have built our flip business on foreclosures — and we’ve been tracking them for over 14 years. 📈
The game has changed over the last 5 years.
Partial claims and loan modifications have been keeping distressed homeowners in their properties without requiring much proof of hardship — or proof they can actually make payments again.
It used to be strict:
✅ Prove you had a hardship.
✅ Prove you could now make your payments.
Only then would you qualify for help.
That hasn’t been happening.
We know people who’ve been in their homes for 5+ years without making a single payment and 5-6 of these partial claim loans attached to title.
As John Commisky ( on X) points out, “Loans with a partial claim are 5–7 times more likely to go delinquent again.”
In October, the guardrails start coming off. Requirements are tightening, and those who’ve been coasting will have to face reality. This isn’t a healthy economy — and the backlog is about to hit the market.

During the pandemic, foreclosure activity hit pause. Loan modifications gave struggling homeowners breathing room — but didn’t fix the root problem.

Now, that delayed inventory is starting to hit the market. According to analyst John Commisky ( on X), “Loan modifications didn’t erase the problem. They just delayed it.”
