REMINDER: MEETING TONIGHT! For the past year, attorneys for Pulte Homes have been working closely with the Arizona State Land Department and the City of Phoenix regarding the proposed master-planned community known as NorthPark. A neighborhood meeting is planned tonight, Monday, Oct. 6 at 6 p.m. at Goelet A.C. Beuf Community Center, 3435 W. Pinnacle Peak Road to provide updates to the community. The North Gateway Village Planning Committee, an advisory committee to the City of Phoenix, will hear the proposal for the first time on Thursday, Oct. 9 also at the Beuf Community Center at 6 p.m. Both meetings are open to the public. Project plans were first unveiled in November 2024 (See article below.) The property is currently zoned S-1, allowing for 1 dwelling per acre, however the proposal is to allow 3 units per acre which would allow for up to 19,247 dwelling units. Resident concerns are traffic impacts from a community of that magnitude and the extensions of 51st Avenue and 67th Avenue and its affect on the Stetson Valley community which lies just to the south of the CAP canal. Currently, the only access point for Stetson Valley residents lies off Happy Valley Road. The extension of 51st and 67th Avenues have always been an existing part of the City’s zoning map.
