Sept. 2, 2025 REAL ESTATE MARKET REPORT FOR MANCHESTER NH
As the Fall Market arrive here in New Hampshire, lets take a look at current trends and show you what is FOR SALE, what is PENDING and what has SOLD. Manchester continues to be one of the Top Real Estate Markets in the Country.
The market is seeing changes as the days on market are increasing. Values have been mixed with most leveling out. We have been seeing some homes come down in price though. There has been a decrease in homes available for sale. There has been an increase on price reductions on homes on the market.
When we look at 2025 vs 2024 - the amount of closed sales is up.
- The average SFR sales price is up nearly $27,000
- The average Condo sales price is up nearly $18,000
- The average Multi Family sales price is up nearly $22,000
Interest rates for Buyers are down from earlier this year. Some of the biggest changes to the market are tighter lending standards for buyers. More homes than ever that go under contract are coming back on the market for a variety of reasons. Lending issues, Appraisal issues and or Inspection Issues. Many have never had to deal with tougher market conditions and knowing how to solve them is a major concern of many.
