The Greater Houston housing scene is shifting in a big way. The Houston Association of Realtors is reporting that active listings reached an all-time high in July, exceeding 40,000 available homes in the Houston area. Buyers have more choices than ever and with so many homes available, prices are starting to ease, and the average price for a single-family home has dipped to $434,664, down a bit from where it stood last July.

There’s been a total of well over $4 billion in total dollar volume, an increase of 7.2% over last year. More homes changing hands in the Houston market, including a solid 8,300 single-family sales, up from last year despite Hurricane Beryl’s disruption of the market last summer. Even townhomes and condos are seeing some action, with nearly 468 units sold. This flood of listings is bringing a fresh feel to the market, making it a great time for buyers to explore options.
