My first bond instalment on a property went out October 2008. The bank gave new homeowners in our area payment holidays to pay 1st instalment in January. I didn’t take that offer, instead I paid extra with R500 cause I knew how amortisation works.

Even with my 1st property I did a house hack strategy and stayed bond free. Rent was double my bond. Used part of the rental to pay extra including my income. Paid it off in 8 years.

Property A: Back in 2017 I took a home loan with SA home loan. Property was cash flowing from day one. Got below prime and discount rate for being govt employee.

Property B: In 2021 when Capitec introduced their home loan in partnership with SA home loan. I just joined the 2020/2021 wave on low interest rate and bought. I applied online through Capitec. Application was transferred to SA home loan. I was approved 90% below prime interest rate. Reason being this was my 3rd home loan with them and they gave 100% on others.

Because I have mastered to use Other People’s Money. I simply went to property A to refinance and took the cash to pay for the 10% deposit and transfer fees. I didn’t use my money. I actually used the same financier money to pay them the deposit they wanted.

Then i took the profits i made from property 1 to pay bond on property 2 and stayed there bond free. All i did was pay extra with my income.

Today i said GOODBYE to Capitec Home loan. Last payment made. Thanks for the experiment. I can now tell a story.

I’ve always planned ahead. In my teen years I was already thinking about home ownership, in my 20 I became a homeowner. In my 20’s I thought about being an investor. In my 30’s I became an investor. In my 40’s I’m already thinking and planning about retirement. My peers who are in their 40 they get angry when I speak about retirement, ba re ka ba tsofatsa.

What you plan to do in the next years, start investing in its knowledge now.

When called to sign bond documents by bond registration attorney’s. I will Sometimes take my family members to go experience how deals are concluded. I remember when my younger sister was young and she saw the same process on a tv drama. She was like, this is what we went to do the other time.

So I’m planning to take the Irish Twins with my next purchases as young as they are.

By the way we are collecting a title deed soon, so I’ll be going with them. It’s the property I bought for one of them few months before they were born.

Next time take your kids with when you go sign those documents.
