Ten years ago Jacqui Luberto was a military spouse with debt she did not plan for, two kids in middle school, and a passion she had been putting off for fifteen years.

She wanted to get her real estate license. People around her told her it was too expensive, it took too long to get a check, and she would need to buy billboards.

She went all in anyway.

Most VA buyers hear zero down and think they do not need to bring anything to closing. 🏠

Jacqui Luberto has been working with military buyers in Destin for ten years and she has seen that assumption cost people money more times than she can count.

Zero down covers the down payment. Closing costs still exist. A great agent who knows the VA loan can often negotiate those into the offer. But you need someone who actually knows the product.

She also said this. The VA loan can be used more than once. Your benefit does not disappear after the first home.

Three rejections from the same employer.

Most people would have taken that as a sign to move on and find something else. Shantay

Mbu took it as a reason to adjust and try again.

She showed up to a last-minute job fair, sat in a gym for hours, and got hired on the spot.

She went from collections to teller to mortgage loan officer across multiple states. She became a top producer. And then she walked away to build something of her own in the city she was born and raised in.

When I asked her what three rejections taught her, she said something that I want every person who has ever been told no to carry with them.

"I cannot be defeated. I am a goal-driven individual. Those denials only taught me patience."

She was talking about a job application, but she was really talking about every closed door she has ever faced and every one she will face in the future. The doors that close are not the end of the story. They are just the part of the story that builds the person who eventually walks through the right one.

Most landlords think that as long as the rent is being paid, the property is fine.

Shantay Mbu said on this past week's conversation on Troy Talks Money that assumption has cost owners she has worked with ten to twenty thousand dollars in damage they never saw coming.

Her advice is simple. Inspect what you expect. Even if you have a property manager you trust, stay engaged. Ask for the reports. Make the call. Because it is your investment and nobody cares about it more than you.

She also said something about self-managing that every landlord in this community needs to hear. When your tenant is someone you know personally, you lose the ability to enforce your own lease. The relationship gets in the way. A property manager has no emotional tie. She can make the hard call without it costing her a friendship.

She applied to Navy Federal three times and got denied every single time.

Then she found out about a last-minute job fair, called out of work, and sat in a gym for hours waiting for her shot. When she finally got in front of the interviewer, she sold herself hard enough to get hired on the spot.

That was the beginning of a career that took Shantay Mbu from collections to teller to mortgage loan officer across multiple states. And three to four years after she became a top mortgage loan officer in Pensacola, she walked away from all of it, started her own property management company, and came home to serve the community she was born and raised in.

She said something in this conversation that I want every person who has ever been told no to hear.

I cannot be defeated. If I put my mind to something, it is going to happen. All those denials taught me was patience.

She is now doing something most property management companies in this market are not offering. She gives owners up to 11 months of upfront rent deposited into their account in three to five days. As long as a 12-month lease is in place and one rent payment has been made, that money is yours to use however you want.

I looked at my own mortgage statement a while back, and honestly, it bothered me.

Not because I could not make the payment. I could. It bothered me because I finally saw where the money was actually going.

Most of it was not going toward my house. It was going to interest. Every single month.

Nobody sat me down and explained that when I signed those papers. Nobody showed me the amortization schedule and said hey, look at this before you agree to it.

That is what got me. I had been a loan officer. I knew this stuff. And it still got me.

So I wrote about it this week. Real numbers. What one homeowner can save when they finally understand how this works. $58,876 is not a small number. That is a college education. That is a car. That is retirement money sitting in somebody else's pocket.
