Nastavljaju se pukotine u našoj zgradi — situacija je sve ozbiljnija

U našoj zgradi se i dalje pojavljuju nove pukotine. U svakom stanu pukotine postaju sve brojnije, a postojeće postaju dublje i šire. Na parkingu se pukotine takođe uvećavaju, a donji deo parkinga nas posebno zabrinjava – zid se odvaja od glavnog nosećeg stuba i preti urušavanjem.

Nakon što je televizijski prilog o našem slučaju emitovan, dobili smo mnogo podrške i poruka saosećanja. Hvala vam od srca na tome!♥️

Međutim, i dalje nismo dobili nijedan zvaničan odgovor od investitora projekta „Morena Kotor Bay“ – firme Sun Sea Development (osnivač: Mahmoud Farouk Arafa), čija je gradnja, izazvala klizište i ozbiljna oštećenja naše zgrade.

Do danas niko nije preuzeo odgovornost za ovu ogromnu grešku koja je mogla imati tragične posledice.

Cracks in our building keep spreading — the situation is getting worse

New cracks are still appearing in our building. Inside every apartment, the number of cracks is growing, and the old ones are becoming deeper and wider. The cracks on the parking area are also increasing, and we are especially worried about the lower part — the wall has separated from the main supporting column and is at risk of collapsing.

After the TV report about our case was aired, we received a lot of support and kind messages. We are truly grateful for that!

However, we still haven’t received any official response from the investor of the “Morena Kotor Bay” project – the company Sun Sea Development (founded by Mahmoud Farouk Arafa), whose construction — according to a court expert — caused a dangerous landslide and serious damage to our building.

To this day, no one has taken responsibility for this massive mistake, which could have ended in tragedy.

Mi, stanari oštećene zgrade u Dobroti, jasno i nedvosmisleno poručujemo da investitor, DOO Sun Sea Developments, odbija da preuzme odgovornost za štetu nanesenu našem objektu i stanovima. Umjesto toga, pokušavaju da prebace krivicu na nas tvrdeći da je zgrada loše građena, što je neosnovano i predstavlja pokušaj izbjegavanja zakonske odgovornosti.

Mi smo jedina oštećena strana, i kao takvi tražimo pravdu i istinu. Sve naše tvrdnje potvrđene su nalazima sudskog građevinskog vještaka, važećom dokumentacijom i obiljem foto i video dokaza.

Ne želimo sukobe – zahtijevamo priznavanje činjenica i hitno uklanjanje posljedica nastale štete. Nismo anonimni „stanari sa pritužbama“, već konkretni ljudi koji su zbog tuđe neodgovornosti bili prisiljeni napustiti svoje zakonite domove i pretrpjeli ozbiljnu materijalnu i moralnu štetu.

Očekujemo da se naša zgrada što prije vrati u prvobitno stanje, kakva je bila prije početka klizišta u oktobru 2024. godine, nastalog grubim kršenjem zakonskih propisa na gradilištu vila investitora DOO Sun Sea Developments i izvođača Likoteh, u skladu sa svim tehničkim i sigurnosnim standardima.

We, the residents of the damaged building in Dobrota, clearly and unequivocally state that the investor, DOO Sun Sea Developments, refuses to take responsibility for the damage caused to our building and apartments. Instead, they attempt to shift blame onto us by claiming the building was poorly constructed, which is unfounded and represents an attempt to evade legal accountability.

We are the only injured party, and as such, we demand justice and truth. All our claims are supported by the findings of the court construction expert, valid documentation, and abundant photo and video evidence.

We do not seek conflict – we demand acknowledgment of the facts and immediate remediation of the damage caused. We are not anonymous “complaining tenants,” but real people who were forced to leave their lawful homes and have suffered serious material and moral damage due to others’ negligence.

We expect that our building will be restored as soon as possible to its original state, as it was before the landslide began in October 2024, caused by gross violations of legal regulations at the construction site of villas by investor DOO Sun Sea Developments and contractor Likoteh, in accordance with all technical and safety standards.

Najviše su stradali stanovi na prvom spratu, a posebno stan broj 1. Potpuno je uništen potpuno novi renoviran enterijer, sa pukotinama na svim zidovima u svim sobama i kupatilu, uključujući pločice. Pukotine su prisutne po celom podu. Duboke pukotine se nalaze u kuhinji, spavaćim sobama i dnevnoj sobi, a tokom kiše voda prodire kroz njih i uliva se u prostorije, zbog čega su svi zidovi vlažni i prekriveni buđi. Oštećen je nameštaj u stanu. Novi enterijer je potpuno uništen jer je demontiran zbog prepravka, zbog klizanja zgrade.

U ovom stanu je pre početka klizišta živela porodica sa troje dece, zbog ozbiljne greške u izgradnji susednih luksuznih vila bili su prinuđeni da napuste svoj stan. Već 7 meseci porodica sa troje dece ne može da se vrati u svoj stan!

The apartments on the first floor suffered the most, especially apartment number 1. The brand new renovated interior was completely destroyed, with cracks on all the walls in all the rooms and the bathroom, including the tiles. Cracks are present all over the floor. There are deep cracks in the kitchen, bedrooms and living room, and during the rain water penetrates through them and flows into the rooms, which is why all the walls are wet and covered with mold. The furniture in the apartment was damaged. The new interior was completely destroyed because it was dismantled due to renovations, due to the sliding of the building.

Before the landslide, a family with three children lived in this apartment, due to a serious mistake in the construction of neighboring luxury villas, they were forced to leave their apartment. For 7 months, a family with three children has not been able to return to their apartment!

Cjela ova situacija ne bi bila da je sve rađeno prema projektu i dokumentima, koji postoje samo na papiru. Ali to nije
urađeno. Zato naše zgrade sada izgledaju ovako. Po cijelom fasadu zgrade ima duboke, prolazne pukotine. Zgrada je sada nagnuta, parking je potpuno uništen, sav zeleni pojas je isječen. Pločice oko zgrade su sve napukle. Stepenice su se savile zbog pomjeranja zgrade i sada zbog toga vrata se potpuno ne otvaraju, bukvalno izlazimo iz zgrade kao miševi! Sve mermerne stepenice su napukle kako na stepeništu ispred zgrade, tako i unutra u hodniku.

This whole situation would not have happened if everything had been done according to the project and documents, which exist only on paper. But it's not done. That's why our buildings look like this now. There are deep, temporary cracks all over the facade of the building. The building is now leaning, the parking lot is completely destroyed, all the green belt has been cut. The tiles around the building are all cracked. The stairs have bent due to the building moving and now because of this the doors won't open at all, we literally run out of the building like mice! All the marble steps are cracked, both on the staircase in front of the building and inside the corridor.

2 novembra, tek nakon zaključka sudskih veštaka, pored naše zgrade su konačno počeli da postavljaju šipove kako bi zaustavili klizište.

Stalno su nam govorili da je bezbedno živjeti u zgradi! Kao što možete vjideti, prilazak zgrade je bio nemoguć zbog postavljenih šipova. Takođe, tokom njihove instalacije presječen je električni kabal, a voda i kanalizacija su isključeni. Da li je ovde zaista bilo moguće žjiveti?

On November 2, only after the conclusion of the court experts, they finally started placing piles next to our building to stop the landslide.

They kept telling us that it was safe to live in the building! As you can see, approaching the building was impossible due to the pilings. Also, during their installation, the electric cable was cut, and the water and sewage were turned off. Was it really possible to live here?

Prema zvaničnom nalazu sudskog vještaka, iskopi za izgradnju luksuznih vila na parcelama 369, 370/1, 480, 481, 482 i 495 KO Dobrota I nisu izvedeni u skladu sa odobrenom tehničkom dokumentacijom ni važećim građevinskim standardima.

Umjesto da se, kako je projektom predviđeno, najprije izgradi zaštitna potporna konstrukcija (AB šipovi i kontrafori), ugradi inklinometar za monitoring i izvrši praćenje stabilnosti tla, investitor je odmah započeo iskope, bez ikakve zaštite temeljne jame.

Sudski vještak navodi da se ovakvim postupanjem moglo očekivati klizanje tla i aktivacija lokalnog klizišta, što se i desilo.

Već 5. oktobra 2024. godine zabilježena su prva pomjeranja tla i deformacije na susjednim objektima, a od 16. oktobra vizuelno je utvrđeno da se klizanje dešava svakodnevno, prouzrokujući nova oštećenja na zgradi i imovini.

Zaključak vještaka: “Postojeći stambeni objekti su ugroženi, a time i imovina svih njegovih etažnih vlasnika.”

Title: Earthworks carried out without protection — in violation of the approved project and regulations

According to the official findings of a court-appointed construction expert, the excavations for the construction of luxury villas on plots 369, 370/1, 480, 481, 482, and 495 KO Dobrota I were not performed in accordance with the approved technical documentation or applicable construction standards.

Instead of first building the designed retaining structure (reinforced concrete piles and buttresses), installing inclinometers, and establishing monitoring of soil stability, the investor proceeded with excavations without any protective measures.

The expert states that such actions could have been expected to cause soil movement and trigger a local landslide — which is exactly what happened.

On October 5th, 2024, the first signs of ground movement and structural deformation were noticed by residents. By October 16th, it was visually confirmed that the landslide was progressing daily, causing increasing damage to buildings and surrounding terrain.

Expert conclusion: “The existing residential buildings are endangered, as is the property of all co-owners.”

Sve ovo vreme smo samo posmatrali kako se naša zgrada brzo urušava. Zidovi su se iz dana u dan sve vise odvajali i pućali. Pukotine su bile svuda – unutar zgrade, u hodniku i kod svih stanara. Unutar stanova, posebno na prizemnim spratovima. Pukotine na zidovima unutar stanova, na pločicama, posebno oko prozora i vrata. Bukvalno smo svojim očima gledali kako se pojavljuje sve više i više pukotina u svakom stanu i kako se naša zgrada urušava.

All this time we just watched our building rapidly collapse. The walls were breaking apart and cracking day by day. There were cracks everywhere - inside the building, in the corridor and among all the tenants. Inside apartments, especially on the ground floors. Cracks on walls inside apartments, on tiles, especially around windows and doors. We literally watched with our own eyes as more and more cracks appeared in each apartment and our building collapsed.
