Buying a property isn’t just about the deposit.

Here’s what else to budget for:
-Bond registration fees (paid to attorneys registering your bond)
-Transfer fees (attorneys handling the property transfer)
-Attorney fees (legal work and administration)

👉 A safe rule of thumb: set aside about 8% of the purchase price for these costs.

💡 Good news: Bond originators don’t charge you. Their service is free, they’re paid by the bank.

When you buy property in South Africa, both property practitioners (agents) and conveyancers (attorneys) are what’s called “accountable institutions” under the Financial Intelligence Centre Act (F**A).

That means they are legally required to verify your identity, your address, and your tax details before the property transfer can proceed. This protects against fraud, money laundering, and ensures the sale is legally compliant.

Here’s what you’ll usually need as a first-time buyer:
✅ Certified ID or passport – to prove your identity
✅ Proof of residence – like a utility bill or bank statement (not older than 3 months)
✅ SARS document – your tax number confirmation (sometimes IT34 or IRP5 if requested)
✅ Income documents – if you’re applying for a bond (bank statements, payslips, etc.)
✅ Entity documents – if buying in a company, trust, or close corporation (e.g., CIPC documents, trust deed, resolutions)
💡 Tip: Get these documents ready before your offer is accepted. Having them on hand speeds up the process and avoids frustrating delays.

Conveyancers are prime targets for cybercrime.
Criminals intercept emails and change banking details.

To protect yourself:
1. Pay only into accounts listed as verified beneficiaries (e.g., DVH is preloaded on banks).
2. Always confirm banking details via phone before transferring large sums.
3. Do a R100 test payment before sending your full deposit.

💡 Losing money to fraud during a property transfer can be devastating. Always double-check before you click “send.”
