Villiers Hotel also known as Toeriste Hotel, is a going concern that services the
communities of Villiers, Frankfort, Heilbron, Grootvlei, Cornelia and Heidelberg as well
as traffic off the N3 North and South, the busiest economic artery in the Country. The
Hotel is one of the largest black owned businesses in Villiers and well known throughout Villiers and surrounding communities.
The Hotel was established in 1980, and has been under the ownership of Dr. Nisha
Jones since December 2008. Villiers is a small town, approximately 120km south of
Johannesburg along the Vaal River and 5km off the N3 freeway to Durban. The last
census in Villiers in 2011 declared a population of 17 315. The population has since grown and is estimated at 55,000. The town has around 8000 permanent residents, with a large and economically stable farming community representing LSM 5-10.
The township of Qalabotjha, 4km from Villiers town, has approximately 47,000 residents
representing LSM 4-6 in the main.
Villiers is the gateway to Gauteng from the Free State. It is within an hour’s drive of the
hustle and bustle of busy Johannesburg. The Hotel sits on the bank of the Vaal River
and is 20 minutes from the Vaal Dam.
The Hotel site is 2974m2 and has 15 bedrooms on three levels (5 bedrooms per floor),
6 of which can be configured as family rooms and 9 as double or single rooms. The
main bar comfortably accommodates up to 30 guests, and an adjoining Ladies' bar can
accommodate up to 100 guests.
The hotel also has a multi-purpose function hall that can be used for birthday parties or
weddings, as well as a nightclub over weekends. The function hall is adjacent to the Main Bar and Dining Room and can be used together for big functions to host up to 250
guests.
The Hotel has a fully functional kitchen and dining area that can be developed into a
restaurant. Currently, the dining area can serve up to 36 guests; with the development
of an adjacent open-air courtyard, the capacity can be doubled. Leading from the Lady's
bar is a porch configured to extend capacity from the Main or Lady's Bar or be used as
a dining area from the Lady's Bar.
Recent upgrades include the installation of uncapped Wi-Fi with Boosters on each floor,
a Borehole with a submersible pump 95m deep, a 5000-liter holding tank, and a pump
of approximately 2800 liters per hour. In addition, the installation of 32 high-definition
color View Cameras with 2 x 40 40-inch monitors covers the entire perimeter, Bars,
Reception, and Kitchen. In addition, 4 x PTZ Wi-Fi cameras are used for audio
monitoring. Thirty (40) Solar Lights range from 10 watts to 600 watts, and a diesel
generator with 20Kva output is hooked up directly to the main distribution board. Two
Inverters were installed for continuous backup for all cameras, Wi-Fi, and alarm
systems.
The Hotel is situated on a Cul-de-sac. There is ample safe parking under carports in the
front and additional parking in the rear for guests. Security-controlled access to the
premises ensures a safe environment.
It has a lapa with a braai area, a swimming pool, and toilets that can be used for
weekend sports gatherings.
Two liquor stores, one adjacent to the Hotel (owned) and one within 4 km from the Hotel
in the neighboring township of Qalabotjha (leased), are part of the business.
In addition to the services currently being offered, is to develop the hotel into a Hotel
Management and Hospitality Training School, a dire need in our country which will
support the strategic objective of reducing the unemployment rate through training and
skills development.
A major attraction for visitors to small towns are Slot Machines. The Hotel was licensed
by Vukani Gaming Free State (VSlots). It had 5 Slot Machines installed. During that
time, Slot Machines were connected to the Franchisor via Telkom lines and had to
remain connected 24/7. The machines were removed due to telephone line costs.
Today, the Hotel has uncapped Wi-Fi, making communication more cost-effective. The
Gambling License can be reinstated as the site has already been licensed.
In addition, a 20kva Generator has been installed that powers up the entire Hotel,
directly connected to the Distribution Board for business continuity during Load
Shedding. In addition, battery backup Invertors have been installed in the Hotel and Off
Sales for seamless surveillance and alarm backup during load shedding when the
generator has not been switched on. All rooms have Smart TV sets with uncapped WiFi, including routers on each floor for faster download speed.
Villiers Hotel is a boutique hotel that offers accommodation on a bed and breakfast
basis, with additional services such as meals and a licensed bar. All guests have
access to all amenities offered during their stay.
In addition, the hotel is to be developed into a holiday destination and training school,
creating a pipeline of trained staff for the hospitality industry.
Undeveloped spaces can be developed and used to create new income streams. One
such space, the courtyard in the middle of the hotel, can easily be converted to an
attractive and inviting space for guests, creating the opportunity to host additional
guests.
