Is Al Jaddaf Dubai’s next big opportunity… or the next oversupplied area? 👀

A new launch is coming with starting prices around AED 775K — but the real story isn’t the building.

It’s what’s happening around it:

📍 Dubai Creek waterfront
🏥 ~22M sq ft Healthcare City Phase 2
🏙️ 140K sq m Urban Tech District
🏢 New DEWA headquarters
🌊 Al Ghurair waterfront masterplan
🚇 Metro + upgraded road connectivity
🚄 Future Etihad Rail connection

And the numbers are moving:

📈 Studio PSF: +22.6%
📈 1-bed PSF: +20.5%
📈 2-bed PSF: +15.6%
📊 Transaction volumes: +148–157%

But here’s the catch…

⚠️ 6,886 apartments are under construction.

So the question isn’t “Is Jaddaf a good location?”

The real question is:

“Is this launch priced correctly for the opportunity — and the supply risk?”

AED 4,000/sqft for Downtown Jebel Ali retail… would you buy it? 👀

The location is developing. The residential population is growing.
But the retail numbers are telling a different story.

📉 Ready retail: ~AED 2,000/sqft
📉 Off-plan: ~AED 4,000/sqft
📉 Achieved rent: ~AED 110/sqft/year
📉 Gross yield at AED 4,000/sqft: ~2.75%
📉 120+ new retail units coming
📉 50+ already built
📉 Low tourist-driven footfall

The biggest question isn’t “Will Downtown Jebel Ali grow?”

It will.

The question is:

“Will retail demand grow fast enough to justify today’s price?”

Dubai South: great investment… or expensive mistake? 👀

The numbers tell a more interesting story.

🏗️ ~42,000 upcoming units vs ~11,000 ready apartments
📈 AED 570 → AED 1,690/sq ft in 5 years
💰 ~8% gross rental yield
🏢 4,200+ companies + 653 new companies in 2025
✈️ 260M passenger ultimate airport capacity

The opportunity is real.

But so is the supply.

That’s why I don’t analyse Dubai South by asking, “How big will the airport become?”

I ask:

Will jobs and residents grow faster than the homes being delivered?

Because ultimately, I’m not buying the airport story.

I’m buying the absorption story.

AED 4.65M → AED 55M. 🤯

That’s what happened to one Palm Jumeirah villa over 16 years.

Another went from AED 2.6M → AED 24M.
Another: AED 4.2M → AED 51M.

This is what makes scarce waterfront real estate so powerful over the long term.

Now comes the bigger question:

Could Palm Jebel Ali become the next generational-wealth story?

Twice the size of Palm Jumeirah.
3 access points.
More privacy & larger plots.
More green space.
80+ hotels and resorts.
And early villas that launched around AED 18.5–20M are now seeing new launches around AED 30–33M.

No investment comes with guaranteed returns. But getting into an iconic waterfront destination early is exactly where the biggest opportunities can emerge.

DLRC vs MAJAN — which one would you buy? 👀

Both offer 8%+ rental yields and affordable entry prices.

But the numbers tell two very different stories:

• Blue Line + Academic City + Silicon Oasis
• Strong connectivity & jobs story

📍 MAJAN
• AED 919K average transaction
• ~8% rental yield
• 27% capital appreciation
• Higher supply risk
• Dubailand entertainment + lifestyle growth
• Only 32% residential

So which is better?

DLRC = more balanced
Majan = more aggressive

But here’s the real lesson:

Don’t buy the area. Buy the right project, at the right price.

Majan: Opportunity or Oversupply Risk? 👀

13,000+ apartments under construction. Prices up 27% in just one year. And almost 88% of recent off-plan buyers are choosing studios & 1-beds.

So… is Majan the next oversupply story in Dubai?

Not necessarily.

The demand is there — but with so much upcoming supply, the project, unit and entry price matter more than ever.

My verdict: I wouldn’t avoid Majan. I’d be selective.

Because in this market, the question isn’t “Is Majan good?”

It’s “Which Majan deal is actually good?”
