Perched atop Riverlee's $600 million Seafarers precinct at North Wharf, Penthouse 1801 is the final opportunity to own within Australia's first 1 Hotel & Homes development. Residents enjoy access to over 200 hotel staff, daily housekeeping, private chefs, wellness facilities and 24-hour concierge.

The shift reflects changing priorities among affluent buyers, who increasingly value service, wellness and flexibility over traditional luxury. Knight Frank reports Melbourne has emerged as Australia's branded residence capital, with the sector tripling globally since 2011.

//🔥 Australia's housing downturn is now hitting nearly every corner of the market 📉

The latest Cotality Housing Index shows 93% of capital city suburbs recorded falling values in August—a dramatic shift from the 45.8% recorded just three months earlier. National dwelling values dropped 0.9% for the month, marking five consecutive months of declines.

Sydney's median dwelling value now sits at $1.223 million, down 7.1% from its February peak. Meanwhile, homes are taking longer to sell, with advertised stock up 24% on last year even as fewer new properties come to market.

Interestingly, rents keep climbing—up 5.7% annually—as rental vacancy rates remain tight at 1.9%, well below the pre-COVID average of 3.3%.
