//🤩Orchard Property Group Sells Out $40M The Junction Narangba Estate

Orchard Property Group has celebrated the complete sell-out of its $40 million land estate, The Junction Narangba, with all 106 residential lots in the Moreton Bay Region officially purchased. The milestone reflects the strong demand for entry-level housing opportunities amid one of Queensland’s most critical land shortages. 🏡
With average land prices across South East Queensland now exceeding $1,000 per square metre and supply at record lows, growth areas such as Moreton Bay are facing unprecedented pressure. Orchard has positioned itself as a key developer in these corridors, providing more opportunities for first-time buyers to enter the market. 📈

Orchard continues to expand its portfolio of affordable residential estates across South East Queensland. Recent projects include the $155 million Pebble Creek development in South Maclean, comprising 646 lots, which also achieved a full sell-out, alongside the newly launched Alto and Aire communities, designed to support first-home buyers in high-growth areas. 👨‍👩‍👧‍👦

//🤩Victoria Government Unlocks Thousands of New Homes Across the State

The Allan Labor Government has given the green light to a series of major planning initiatives that will unlock thousands of new homes across Victoria. Development is set to expand in Melbourne’s north, while communities in Warrnambool and Ballarat are being invited to provide feedback on draft plans that could deliver more than 10,000 homes and create over 1,500 local jobs. 👷‍♀️👷

Transport links will be a key feature of the development, with upgrades to Mickleham Road already cutting congestion and further works now underway. Bus services will also be expanded, with Route 543 to be extended to Greenvale North from next month. The upgrade will deliver 183 additional weekly services, with buses scheduled to run every 20 minutes during peak travel times. ⏰

The Greenvale North (Part 2) Precinct Structure Plan forms part of the Allan Labor Government’s 10-year greenfields strategy, which will see the planning and delivery of 180,000 new homes over the next decade. This initiative is central to the government’s long-term housing blueprint, ensuring Victoria can meet demand for the 2.24 million new homes projected to be needed by 2051. 📊

//🤩Sydney’s Latest Affordable Rental Development Launches in Waterloo

A new affordable housing project has been completed in Waterloo, with residents soon set to move into Boronia Apartments, the result of a collaboration between affordable housing provider and developer City West Housing and leading architecture practice TURNER. 🤝

Boronia Apartments is expected to house 74 households by late 2025. //💡Institutional Capital Moves on Australia’s Cold Storage Market

A critical shortage of cold storage facilities across Australia’s Eastern Seaboard has pushed the sector into the spotlight, with vacancy rates almost non-existent and institutional investors stepping up activity. ❄️

Cold storage, classed within the industrial property sector, provides temperature-controlled facilities essential for perishable goods such as fresh food, frozen produce, and pharmaceuticals. Rising demand is being driven by population growth, e-commerce, and household consumption patterns. 🥗🥩

While greenfield projects are more capital-heavy and slower to deliver, they can deliver modern, ESG-aligned facilities that appeal to scale-seeking institutional tenants. 📈
