//🤩 Construction Begins on $60M Gateway Centre in Grafton, Targeting 5 Star NABERS Rating

Construction has commenced on the $60 million Gateway Centre in Grafton, a landmark large format retail (LFR) project set to reshape the Northern Rivers retail landscape. 🚧

In collaboration with sustainability consultants HipvHype, CADRE is aiming for the Gateway Centre to become Australia’s first LFR destination to achieve a 5-star NABERS rating. The project design brings together the expertise of international architect Bruce Henderson and local landscape studio LARC. 🏞️

Construction is progressing on the outdoor arcade, which will feature food trucks, EV charging stations, and a central spine mural. Later this year, a public art competition in partnership with the Grafton Regional Gallery will invite local artists to contribute to the project. 🖼️

//🔥Parramatta BTR tower design competition secured by Buchan and Furtado Sullivan

Parramatta is set to welcome its tallest building, a 70-storey build-to-rent tower, after architects Buchan and Furtado Sullivan claimed victory in a State-significant design competition.

The development, to be delivered by Holdmark Property Group, will introduce 700 apartments on a triangular site at 2-10 Valentine Avenue, positioned along the rail corridor just south of the city centre. The unique form of the site directly influenced the tower’s refined and slender silhouette.

Shared amenities will include resident lounges, dining areas, an outdoor barbecue and entertaining space on the podium, and a hotel-style lobby with secure mail and food delivery areas. At the very top, level 70 will host a wellness-focused skygarden, incorporating a pool, lounge, sauna, massage rooms, a gym, stretching studio, and an open-air yoga terrace.

//🔥Verso Unveils $1 Billion Toowong Central Precinct Featuring Three Towers

One of Brisbane’s most prominent development sites has re-emerged with a new billion-dollar proposal, as Verso Developments and IJ Capital lodge plans for Toowong Central, a major mixed-use precinct that would reshape the suburb’s skyline. 🌆

The podium will incorporate a wide range of amenities for residents, including swimming pools, gyms, landscaped gardens, and communal lounge spaces. These areas are intended to complement the towers while supporting subtropical living, a design principle that has been woven throughout the proposal. 🌳

If approved, Toowong Central would stand as one of Brisbane’s largest residential-led developments, redefining Toowong’s character with subtropical architecture, increased connectivity, and a strong civic focus. It would also add to a wave of major projects reshaping Brisbane ahead of the 2032 Olympic Games, reinforcing investor confidence in the city’s long-term growth. 📈

//🤩New leadership as Living Gems set to launch $710 million of new over-50s communities

Land lease communities (LLC) developer Living Gems has appointed a new leadership team as it prepares to launch three new over-50s communities, worth a combined $710 million, this year. 💵

Living Gems will launch its new over-50s communities in Queensland’s Townsville and Rockhampton in the coming months, after receiving development approval for both, with a third community in Moreton Bay anticipated to launch this year. 🌊

Land lease communities enable residents to own their homes while leasing the land through a weekly site fee. This model removes the burden of stamp duty, entry and exit fees, and deferred management charges, which are common in traditional retirement villages. 🧓👵

//🤩Paddington’s First Luxury Infill Apartments Gain Approval

A boutique luxury apartment project designed by Brisbane architecture firm bureau^proberts has secured development approval, marking a milestone in the transformation of Paddington’s residential landscape. Named Ti-Tree Paddington, the five-apartment development will be the first of its kind in the sought-after western Brisbane suburb. 🏡

The design draws inspiration from the traditional Queenslander home, reimagined in a refined contemporary form. Each residence is oriented to capture sweeping south-eastern views of the city, with living and bedroom spaces opening to maximise outlooks and connection to the outdoors. Wide frontages, screened verandahs, and open, cross-ventilated interiors reflect the Queenslander’s design ethos, optimised for the sub-tropical climate. 🌴

At street level, the building mediates between the taller apartment complexes to the east and the smaller cottages to the west, with generous greenery softening its presence and anchoring it within its garden suburb context. 🌺
