From property to sovereign AI: Marcel Zalloua is joining the Urbanity-26 stage this July.

Co-founder and co-CEO of ResetData, Zalloua spent two decades leading commercial design and construction firm Geyer Valmont before co-founding what became Australia's first sovereign AI factory in 2021. Backed by a 50 per cent stake from Centuria Capital Group, ResetData is giving real estate owners a way to bring AI infrastructure onshore, on Australian soil, under Australian control.

At Urbanity-26, Zalloua will unpack what AI means for the future of real estate and why the buildings you own might be the key to Australia's AI future.

22-24 July. The Star Gold Coast.

Australia's build-to-rent sector is attracting institutional capital at scale. Few people understand where that capital is coming from, and why, better than our keynote.

Conal Newland, International Director at Cushman & Wakefield, brings more than two decades of specialist experience and more than $4 billion in transactions across Australia, New Zealand and the UK to the stage at this year's summit.

He'll be joined by Peter Bates of Essence Communities, Sarsha Durham from Mirvac, Dan McLennan from Local: Residential, Yasmin Booker from Barings, and more — together representing the full spectrum of private and institutional players shaping the sector right now.

Thursday 11 June. W Hotel Melbourne.

A long-vacant railway parcel in Footscray that sat empty for the better part of a decade has opened this week as a 702-apartment build-to-rent community. The project makes a case that institutional ownership of rental housing carries obligations to the public realm that for-sale development never has to meet.

The brand behind Q1 and Palazzo Versace is back. The Abedian family has quietly resurrected the Sunland name, filing plans for a 42-storey tower at Broadbeach more than two and a half years after Sunland Group's strategic delisting from the ASX.
Sunland founder Soheil Abedian confirmed the Broadbeach tower is the first play in the brand's resurrection, describing it as a matter of legacy rather than scale: "It is having respect for what Sunland stood for over a very long period of time — to keep the heritage of Sunland alive."

Interstate buyers are flooding into Victorian greenfields housing and one in five are planning to live there. Core Projects recorded 35 to 40 per cent of its 2026 signed contracts from buyers outside Victoria, up from 11 per cent in 2023. Victoria is no longer a secondary option, according to Core Projects project marketing director Ben Stewart – Melbourne's five-year price lag has become its biggest selling point.

Australia produces world-class science. What it has lacked is the purpose-built commercial infrastructure to keep that science onshore once it leaves the lab. A $580-million life sciences precinct at Waterloo in inner Sydney is now moving from approved proposal to buildable reality — with global partners and a builder now on board.

Two projects, two developers: one lodging plans for a 15-storey wellness tower, the other turning dirt on a 10-level midrise without a single sale inked. Both are betting on the same inner-Brisbane enclave that has become one of Queensland's most sought-after addresses.
