Across some of our most expensive capital cities, the list of suburbs belonging to the million-dollar club – or in some cases, the two, three and four million-dollar club – is very long, even during a property downturn.

But there are pockets of reprieve; suburbs that may have fallen in value and now offer an alternative simply by virtue of market timing, suburbs where you can buy and live for literally millions of dollars less by compromising on the type of property. Up in the air: The secret property industry changing perspectives.

It’s an old 100-plus-year-old, four-storey block of apartments right on the beachfront with stunning views over the ocean. But, sadly, it has no balconies from which to enjoy them, roof tiles that need replacing and is in dire need of a general upgrade.

So, when a plan was put to the building’s occupants that they could build into their roof space and create extra units that could be sold off in order to fund a major maintenance program, soundproof floors and even add balconies, it seemed like the answer to all their prayers.

Brisbane’s house prices have long been looked at from afar somewhat enviously. Always the far more affordable option than Sydney and Melbourne, Brisbane has offered relatively better value for money and has been an easier market for young buyers to break into.

This time two years ago, Sydney’s median house price was $1.3 million, and Melbourne’s was edging towards $1 million, sitting at $980,000. Brisbane’s median house price was still less than $630,000.
