❗️Loan to Value Ratio (LVR) ဆိုတာ ဘာလဲ? ❗️

Lvr, Lvr နဲ့ တခုခုဆိုရင် အမြဲ​ပြော​လေ့ရှိတယ်..

Home loan ယူဖို့စဉ်းစားနေတာဆိုရင် LVR သို့မဟုတ် Loan to Value Ratio ဆိုတာ သိထားဖို့အရေးကြီးပါတယ်။

ဒီ ratio က ချေးငွေပမာဏနဲ့ အိမ်တန်ဖိုးကို နှိုင်းယှဉ်ပြီး ဘဏ်အတွက် Risk နည်းတဲ့ Loan လား များတဲ့ loan လာဆိုပြီး တွက်ချက်ပါတယ်.

LVR ကို ဘယ်လိုတွက်လဲ? 🤯
LVR (%) = (ချေးငွေပမာဏ ÷ အိမ်တန်ဖိုး) × 100
ဥပမာ – ကိုယ်က 10 သိန်း တန်း ဝယ်တယ် .. ဘဏ်ကနေ ၈ သိန်းချေးတောင်းတယ်ဆိုပါစို့။

(၈၀ ÷ ၁၀၀) × ၁၀၀ = LVR 80%‼️

🎈🎈LVR = 80% အထက်ဆို ရင် risk များတဲ့ loan 80% အောက်ဆိုရင် နည်းတဲ့ loan လို့ သတ်မှတ်လေ့ရှိတယ် …
LVR မြင့်ရင် မြင့်တဲ့ပေါ်မှာမူတည်ပြီး… additonal fees and costs တွေလာများနိုင်ပါတယ်…
နည်းရင်နည်းတဲ့ပေါ်မူတည်ပြီး … ကိုယ်ပေးရတဲ့ costတွေလဲနည်းနိုင်ပါတယ်…
Lvr နိမ့်ရင် နိမ့်တဲ့​ပေါ်မူတည်ပြီး cash out လုပ်မလာ… Refinace လုပ်မလာ.. အများကြီးအခွင့်အလမ်းရှိနိုင်ပါတယ်…

1. ငွေရေးကြေးရေး or home loan 💵
လက်ရှိဝင်ငွေထွက်ငွေ… ပေါ်မှာမူတည်ပြီးချေးငွေ ဘယ်လောက်ရနိုင်လဲဆိုတာကိုအရင်သိဖို့လို့ပါတယ်..
pre-approval ရဖို့လိုပါတယ်.
ဘဏ်တစ်ခုကို ဆက်သွယ်ပြီး Pre-approval လုပ်ခြင်းအားဖြင့် သင် ဘယ်လောက်ချေးနိုင်မလဲ သိနိုင်တယ်။

2. အိမ်ရှာပါ 🏠
လိုချင်တဲ့ Suburb တွေ၊ Location လေးတွေရွေးပြီး၊ Budget နှင့်ကိုက်ညီတဲ့အိမ်ရှာပါ။
Realestate.com.au သုံးလို့ရတယ်။

3. Offer တင်ပါ. 🕊️
Real estate agent နဲ့ စကားပြောပြီး ရောင်းသူဘက်ကို offer တင်လို့ရပါတယ်. နှစ်ဘက်သဘောတူပြီရင် စာချုပ်ချုပ်ပါတယ်.

4. Conveyancer / Solicitor 👩‍💼
နဲ့ စာရွက်စာတမ်း စစ်ဆေးပါ။Contract, title, building inspection စတာတွေ professionally စစ်သင့်ပါတယ်.

5. Loan Final Approval & Settlement ✅
အာလုံးပြီးပြီဆိုရင် Bank က final approval ပြန်ပေးပြီးတော့ Settlement day (အိမ်ပိုင်ခွင့်ပေးတဲ့နေ့) မှာ တော့ လက်ခံရပါမယ်။

ဒါကတော့ လုံးဝ အကျဉ်းချုပ်ပါ…
အကဲ၍သူငယ်ချင်းတို့ အိမ်ဝယ်ဖို့ အစီအစဉ်ရှိတယ် .. ဝယ်ချင်တယ်, သိချင်တာလေးရှိရငါမေးနိုင်ပါတယ်နော်.

သေချာသိချင်တာလေးတွေရှိရင် comment မှာမေးလို့ရပါတယ်.. or Messenger မှတစ်ဆင့်ဖြစ်ဖြစ် ဆက်သွယ်နိုင်ပါတယ်။
