National over-50s developer GemLife has finalised the first stage of its acquisition of land lease specialist Aliria, securing a major portfolio of communities across Queensland and New South Wales for $218 million. 🏘️

The Aliria acquisition formed part of GemLife’s $750 million Initial Public Offering and builds on the company’s long-standing connection with Aliria founder Adrian Puljich, who also established GemLife in 2015 as a joint venture with Thakral Capital. 💸

In addition to the eight sites now acquired, four more Aliria projects, currently under option or subject to conditional contracts, are expected to be absorbed into the GemLife portfolio between late FY25 and FY31. These future acquisitions would increase the company’s holdings to 32 communities across four states, totalling 9,836 sites. 📈

RPM attributes the sharp price increase to ongoing affordability constraints in Brisbane, which are pushing buyers further into regional markets. Supply pressures are being intensified by planning and infrastructure hurdles, and are expected to worsen with construction resources diverted to Olympic Games infrastructure projects. 🥇

Developers are focusing on premium locations where luxury apartment projects can command the price premium needed to offset rising development costs. This shift is further widening the affordability gap. 💰
