THE CLIENT
A young professional couple living in the inner city had recently sold their apartment and were ready to upsize to a house. Open to exploring beyond the city fringes, we set out to cast the net wide, refining the search as we went.

THE JOURNEY
With friends already living in the Sutherland Shire and The Hills District, we began our search there. However, we soon realised that securing a quality home in these areas meant exceeding the budget & compromising on the location and quality of the build, something our clients weren’t willing to do.

Curious about Leppington and Edmondson Park but unfamiliar with the suburbs, our clients relied on our knowledge. We dedicated a full day to inspecting a curated list of properties, jumped in one car exploring the surrounding amenities. By the end of the day and talking about the area at lunch, they had clarity, confidence, and could see the value - this area ticked all the boxes.

THE SUCCESS
Week 8 of the search, an off-market opportunity came our way. We inspected on Saturday, had our clients through on Sunday, completed due diligence on Monday, and engaged our building inspector, who described the property as “above average.” By Tuesday, contracts were exchanged.

A brilliant result for our client who secured this standout investment opportunity in one of the Inner West’s most desirable pockets!

THE CLIENT
Referred by one of our trusted financial planner partners, our client, a skilled builder was seeking an investment property that could also serve as their next project. With a keen eye for potential, the goal was to find a property with strong fundamentals and room to add further value.

THE JOURNEY
What started as a search focused on a full-scale renovation, soon evolved. Through ongoing discussions and inspections, it became clear that a property with existing renovations, but still offering value add potential would better suit the client’s strategy and timeline. After refining the brief, we hit the ground running and within a month sourced this fantastic house in Annandale that ticked all the boxes.

THE SUCCESS
Every negotiation looks different, and in this case, the property proceeded to auction with no option to buy prior. Auctions require more than just confidence, they’re about strategy, positioning, and reading the room. We opened the auction with strength, then sat back to observe the dynamic unfold. When it came down to the final two bidders, we re-entered with clear, assertive bidding that signalled confidence and ultimately secured the win. 💥

After securing the 2nd project just 5 weeks ago, we continued with momentum and a clear brief: secure the 3rd property with CDC potential.�

THE JOURNEY�
We cast a wide net, gaining access to 11 off & pre market opportunities. After thorough feasibility assessments, many didn’t stack up due to planning complexities and the need for DA approvals, not aligned with our client's CDC preference and timeline.�

In week 2 of the search, this Marrickville property surfaced. Although we identified it as a strong fit early on, buying prior to auction wasn’t possible due to vendor circumstances. Patience and preparation became key as we closely monitored buyer interest and auction conditions.�

We set a clear, well-researched budget that made sense for our client’s goals. On auction day, competition was tight with 2 other serious bidders in play. As the bidding approached our limit, we held our ground and made confident moves when it mattered most, securing the property within budget.�
