Housing affordability improved in July from June
It's encouraging to see some positive movement for those looking to buy a home this summer. In July, home prices dropped in 10 out of 13 Canadian markets—including key areas like Vancouver, Hamilton, and Regina. This shift means the income needed to qualify for a mortgage has become a bit more manageable, with a small decrease in mortgage rates adding a little extra relief. While new listings are on the decline and sales have started to rise, we’re moving toward a more balanced supply and demand. For anyone considering a move, it’s reassuring to see that price growth is steady—there’s more stability for buyers, and none of the dramatic corrections some expected. Of course, every region tells its own story. Whether you’re buying or selling in Abbotsford, the Fraser Valley, Greater Vancouver, or anywhere across Canada, choosing the right market is more crucial than ever. For the tenth straight quarter, affordability remains a challenge across Canada’s real estate market. With mortgage rates no longer expected to ease, economists are turning their attention to home prices and income growth as the key factors to watch. Over the next year, it’s anticipated that mortgage rates will likely hold steady or even rise slightly, so the hope for improved affordability depends on home prices stabilizing.

One encouraging note: slower population growth may help ease housing demand and keep prices in check, while a stronger labour market could support household incomes. Still, experts caution that any gains in affordability may be limited without a real shift in home prices.
