We discuss the Bank of Canada's decision to lower interest rates by 50 basis points to 3.75%. This is good news for those with variable mortgages, lines of credit, and other variable-rate products. However, fixed mortgages are not affected as they are dictated by the bond market. The lower interest rates may lead to more buyers entering the housing market as variable rates start to decline, though fixed rates may take a few months to follow.

Toronto Added the largest number of new Tech Jobs since 2018 and Calgary had the largest percentage of growth in the Tech Field. I personally have clients and friends in the Tech field that have relocated to Alberta from Ontario to work in Tech. Wages are pretty much equal to Toronto area yet the cost of living is cut in half and a lower tax burden. So your money can go further, but it is a different lifestyle, climate, etc.

So when looking for a job always look at what type of lifestyle you want to lead, your cost of living in the area your considering, how close you want to be to family and where they are located, how much you want to try and save and invest for your future, and of course what works for your budget.

Remember this as well. Renting is okay, It gives you mobility and time to consider where you would want to end up for the long term before buying and committing.

This is a great example of why Pricing is so important.

Original List date was May 8th/2024 at $1,100,000

Reduced price July 23rd/2024 to $990,000

Terminated the listing and relisted Sept 12th/2024 at $949,900

Sold Sept 24th/2024 at $935,000

If the property in question was listed originally at a price comparable to other sales that had SOLD recently (and I mean very recent) it would have sold quickly allowing the Sellers to move on and make a quicker transition into that next phase of life. Now of course Agents and Sellers may end up listing the house at a bit too aggressive of a price sometimes (I have done it). But being able to realize it and pivot quickly especially in this market is so critical to being able to produce the BEST Result.

SOLD!

Very happy to have this firmed up now after a week long conditional period. These sellers took our pre listing staging consultation to heart and put in the hard work to prepare the home before listing!

We then went in and staged it and got all of our professional photography, video tour and floor plans done and hit the market with a bang!

We had a Neighbours only Open House on the Friday and two open houses on the weekend that brought through many prospective potential buyers. We then continued on marketing and showing the property and found that perfect match and put together mutually beneficial terms to make both the sellers and the buyers happy and excited for that next chapter!

New Housing Starts in Ontario have dropped 14% Year over Year. The first half of 2024 we have added about 196,000 People to the population of Ontario!

The majority of those 36,371 New Housing Starts this year are One Bedroom Condos.

What are your thoughts on this and the affordability of housing in the future?
