Certainly, here are some bullet points for do's and don'ts for first-time home buyers:

**Do's:**
- **Set a budget:** Determine your financial limits and stick to them.
- **Check your credit:** Review and improve your credit score to secure better mortgage rates.
- **Get pre-approved:** Obtain a mortgage pre-approval to understand your purchasing power.
- **Hire a real estate agent:** A professional can guide you through the process and negotiate on your behalf.
- **Inspect the property:** Always have a professional home inspection to uncover potential issues.
- **Think long-term:** Consider your future needs and the resale value of the home.
- **Shop around for mortgages:** Compare rates and terms from multiple lenders to find the best deal.
- **Understand closing costs:** Be aware of the additional expenses associated with buying a home.
- **Read contracts carefully:** Ensure you understand all terms before signing any agreements.
- **Save for a down payment:** The more you can put down upfront, the better your mortgage terms may be.

**Don'ts:**
- **Overlook hidden costs:** Consider maintenance, property taxes, and insurance in your budget.
- **Rush the process:** Take your time to find the right home; don't feel pressured to make a quick decision.
- **Max out your budget:** Avoid buying a house at the absolute limit of what you can afford.
- **Skip the home inspection:** It's a crucial step to uncover potential issues.
- **Forego a real estate agent:** They provide valuable expertise, especially for first-time buyers.
- **Neglect the neighborhood:** Research the area to ensure it meets your lifestyle and needs.
- **Make big purchases:** Avoid significant financial changes or new debt before closing.
- **Assume the asking price is final:** Negotiate with the seller, especially in a buyer's market.
- **Forget about the future:** Consider the long-term suitability of the property.

These are essential guidelines, but always consult with a real estate professional for personalized advice based on your specific situation.

🔊Big news of today in the real estate industry is the changes made to foreign buyers ban.⛔️⛔️
With the implementation of foreign buyers ban it made things difficult for work permit holders also to buy a house in canada as they needed to have atleast taxes filed for 3 years on work permit and a canadian work experience
But now that provision has been repealed
If you are a work permit holder currently working in Canada and have atleast 6 months of valid work permit
You can now buy your own house in Canada.

This exemption will also allow non canadians to buy property for development purposes
