Action changes everything.

That’s one of the biggest lessons I learned after buying my first rental property.

Hindi kami perfect. Hindi kami 100% ready. May fear, may doubts, may overthinking.

But at some point, we realized… learning alone doesn’t change anything. Planning alone doesn’t change anything.

Only action does.

So we stopped waiting for perfect timing and just decided to move.

Not perfect. Not guaranteed. But real action.

And that one decision changed everything for us.

Because in real estate… and in life…
the difference is not knowledge.

It’s action.

Location vs cash flow.

When we bought our first rental property, this was one of the biggest decisions we had to understand.

It wasn’t in a “perfect” location. Older neighborhood. Not much appreciation potential. Not the kind of property people get excited about.

But it had cash flow every month.

And that cash flow is what kept us going.

Because I learned something early…
location helps you grow, but cash flow helps you survive.

Cash flow gives you the ability to hold the property long enough to benefit from appreciation later.

A lot of beginners wait for the perfect location and perfect deal… and never actually start.

But sometimes, a simple cash-flowing property is enough to get you in the game.

Use what you have.

That was the mindset when we started looking into our first rental property.

Hindi kami nag-start with a huge amount of money. Hindi rin perfect yung timing or situation.

We started with savings, a bit of planning, and exploring options like equity and partnerships.

Because the truth is… most people don’t fail because they have “too little money.”

They fail because they wait for “enough” that never really comes.

Instead of saying “wala akong pera,” we asked a better question:

“Paano ko magagawa to with what I have right now?”

And that shift changed everything.

Sometimes you don’t need more.
You just need to start with what you already have.

Buy for cash flow.

That was the mindset I had when I bought my first rental property.

Hindi siya perfect deal. Older neighborhood, weak appreciation, not the “dream property” most people wait for.

But it cash flowed every month.

And that changed everything for me.

Because I realized something important…
you don’t build wealth by waiting for perfect deals.

You build it by staying in the game.

For me, appreciation is a bonus.
Cash flow is survival.

Cash flow keeps you holding long enough to win in the long term.

A lot of people get stuck chasing perfection and never start.

But sometimes the best move is simply buying for cash flow and learning along the way.

But it had cash flow every month… and that’s what mattered.

That first property taught me something important:

Your first deal is not supposed to be perfect.
It’s supposed to get you started.

Too many people wait for the perfect property, perfect timing, perfect knowledge… and never take action.

Meanwhile, small imperfect action can change your entire future.

Sometimes the goal isn’t perfection.

So we stopped waiting.

We accepted the risk, set aside money for investing (not emergency, not gastos), and made a decision to just get the ball rolling.

And honestly, that changed everything.

Sometimes the biggest step isn’t the perfect deal.
It’s just starting.

Before we bought our first rental property, we already accepted one thing—pwedeng may risk, pwedeng may uncertainty, pwedeng hindi perfect.

Hindi kami 100% confident. Hindi kami 100% sure. Pero we made a decision to stop waiting.

Because at some point, you realize… overthinking doesn’t reduce risk. It just delays your life.

We chose to treat the money as allocated for investing—planado, hindi emergency fund, hindi pang gastos. Money we were willing to lose just to finally start.

And weirdly, that mindset gave us peace.

Real estate is a tangible asset. You still own something real even if things don’t go perfectly.

Sometimes the goal isn’t perfection.
It’s just getting the ball rolling.

No more delays. No more “next year na lang.” Just start.

“What if mag-fail ako?”
“What if mawala yung pera ko?”
“What if mali yung desisyon?”

I had all those questions before buying my first rental property.

Hindi ako confident. Hindi ako 100% sure. Pero one thing I realized is this… no one ever feels fully ready.

So we stopped waiting for perfect timing and just decided to start.

We accepted the risk, but we also understood this—real estate is a tangible asset. You’re not gambling on nothing. You still own something real.

Sometimes the biggest win is not overthinking… it’s just getting the ball rolling.
