THE BEST LEADERS DON’T KNOW EVERYTHING

In high-growth businesses, the bottleneck is often the founder.
But Brian Olson, Owner of Beachcomber Vacation Homes, made one decision that helped him scale — he hired people smarter than him.

Instead of clinging to control, he built a team he could trust.
And instead of micromanaging, he leaned on consistent communication — weekly team meetings that kept him connected without staying in the weeds.

Leadership isn’t about knowing it all. It’s about creating the environment where others thrive — so the company can grow beyond you.

WHEN THE CONTRACT BECOMES A CANCER

I asked Brian Olson — Owner of Beachcomber Vacation Homes — how he handles red-flag homeowners.

His answer wasn’t about policy. It was about people.

He’s let owners go just a short time after signing… not because of a broken rule, but because of a broken dynamic.

The truth is: a toxic relationship, even if it's "technically" under contract, erodes your team's morale and culture from the inside out.

And I couldn’t agree more with what he said:
“I don’t believe in holding owners to a contract if nobody’s happy — because then it’s just like a sickness that spreads.”

Contracts might keep a door closed — but culture is what keeps your company healthy.

MISSED OPPORTUNITIES AREN’T RANDOM 🚫💸

They’re not about bad luck.
They’re about what you don’t know yet.

Rodney Rivera, CEO of Ion Mortgage & Lending and CEO & COO of Ion Property Management, says,
“If you don’t know that it’s out there, you’re not gonna be able to capitalize.”

That hit hard — because it’s true.

Most people aren’t failing because of a lack of effort.
They’re failing because they’re unaware of what’s possible.

Want to grow?
👉 Stay informed.
👉 Stay curious.
👉 Stop assuming you’ve seen it all.

Awareness = leverage.
And that’s what separates good operators from great ones.

"The most unsexy part about business is building out the SOPs, but it's also one of the most important steps."
— Austin Spitzenberger, Founder of Blue Door Retreats and Partner at LazyH Retreats

Building Standard Operating Procedures (SOPs) may not seem glamorous, but Austin Spitzenberger knows that systems are what separate successful businesses from those that struggle to scale.

Here’s why:
✅ SOPs make your operations efficient and predictable
✅ They ensure quality, consistency, and reliability
✅ They free up your time to focus on strategic growth, not firefighting

The “unsexy” stuff like documenting processes is what turns hustle into a sustainable business. Without strong systems in place, growth becomes a constant uphill battle.

💡 The next time you feel like skipping the paperwork or skipping the details, remember: systems are the backbone of success.

THE ROOM YOU’RE IN MATTERS 🧠🚪

Robin Bass — Chief Visionary Officer & Founder of Premier Properties — dropped a gem I keep thinking about:

“Just place yourself in a room with people that you wanna learn from, and then great things will happen.”

No magic trick. No shortcut.
Just get in the right rooms.

The people you surround yourself with will either stretch your vision… or shrink it.

👥 Choose wisely.
🌱 Growth follows proximity.

NOT EVERY OWNER IS A GOOD FIT

One of the biggest shifts Ric Kenworthy – Co-Owner & CEO of Travli Hospitality Co. – made in his business? Being selective about which property owners he works with.

❌ No overpromising
✅ Radical transparency
🔁 Long-term mindset over short-term hype

💬 “You have to be real with them from the beginning. This business isn’t just about the fun stuff—it’s about educating owners on market changes, legislation, and realistic growth timelines.”

Owners want cash flow fast. But real partnerships are built on trust and clarity.

WHY YOU CAN'T BE SUCCESSFUL WITHOUT HUMILITY

Jeff Jenson, CEO of Buckingham Luxury Vacation Rentals, shares a valuable lesson he learned the hard way: humility is key when hiring. Despite past success, ignoring the lack of humility in a team member led to a business crash.
Jeff's advice? You can’t have success without humility—it’s a non-negotiable trait in every great team member.

💡 Key takeaways:
- Humility is a must-have when hiring for success.
- Don’t just look at past accomplishments—character matters.
- Hire the right people, or your business could be at risk.

Building a successful business starts with building the right team. Are you hiring for humility?

TO SCALE OR NOT TO SCALE

In the vacation rental industry, one of the toughest decisions property managers face is whether to remain a boutique operation or scale up. In this episode of The Hospitality Edge podcast, Michael Broussard, Founder & CEO of Broussard Properties, dives deep into this age-old debate with a refreshing perspective.

🏠 THE GOLD STANDARD: OWN THE ASSETS

While managing properties can generate solid cash flow, true wealth lies in asset ownership. Michael shares how even with an attractive stock option plan, nothing compares to owning the real estate outright.

📈 THE LONG GAME: BUY RIGHT, MANAGE SMART, SELL HIGH
- Acquire assets at the right value.
- Operate efficiently, ensuring profitability along the way.
- Plan for an exit where both the company and the properties can be sold together for maximum returns.

💡WHY IT MATTERS:

For those considering scaling their property management company, this approach offers a balanced path to both growth and profitability. Instead of just scaling operations, think about scaling ownership. The appreciation of assets combined with operational profits can lead to a truly life-changing exit.

THE #1 MISTAKE STR OPERATORS MAKE

When scaling a short-term rental (STR) business, underwriting strategy can make all the difference. In this episode, Michael Vialpando (CTO, Renjoy) shares how Renjoy took a conservative approach by running numbers as long-term rentals—treating STR income as a bonus rather than a requirement.

💡 Key Takeaway:

By building a business model that could withstand worst-case scenarios, Renjoy set itself up for sustainable growth, regardless of market trends or industry buzz.
This kind of risk management isn't just smart—it's essential for property managers looking to thrive in today’s market.

Can't scale without sacrificing quality? YOU'RE FULL OF IT.

When scaling HostWise Co, Chad Wise went from a low-margin, affordable market to positioning as a top-tier short-term rental operator. The key? Not just growth—but maintaining exceptional quality at scale.

Build a financial model to visualize your path to $50M+: A financial model isn’t just numbers—it’s your roadmap.
Predict profitability and identify potential pitfalls.
Set realistic growth targets and avoid blind scaling.

Shifting to a premium offering can transform your margins: Competing on price is a race to the bottom.
Premium positioning attracts clients who value quality over cost.
It’s not just about charging more—it’s about delivering a superior experience.

Operational excellence is the real differentiator: Growth without systems = chaos.
Strong processes keep quality consistent as you scale.
Invest in training, automate where possible, and set clear standards.

❗️ Bottom line: Stop accepting mediocrity. Build a business where quality doesn’t break under growth.
