Collier Homes and MacPherson Builders broke ground today on a brand-new townhouse development in Shaw Valley, marking a significant step forward in support of the City of St. Thomas’ Housing Action Plan.

This new townhouse development in St. Thomas will initially feature six thoughtfully designed townhouse units, each with a complete, self-contained Additional Residential Unit (ARU). The townhouses feature contemporary designs built with expert craftsmanship in a location that provides residents the opportunity to live close to parks, schools, and future public transit. It also supports the City of St. Thomas’s commitment to increasing housing diversity and affordability.

A further 29 units are planned for the Shaw Valley community, resulting in a total of 35 primary townhouse dwelling units and 35 ARUs.

During the groundbreaking official remarks were provided by Brandon Collier (President of Collier Homes), Russell Higgins (President of MacPherson Builders), Joe Preston (Mayor of the City of St. Thomas), Lou Pompilii (Director of Planning and Building Services, City of St. Thomas), and Angelo DeCicco, (Chief Building Official, City of St. Thomas).

With this approach to affordable housing, developers are offered $12,500 back when they construct new townhouses with secondary units included in the design. Builders that are interested in this program can contact the City of St. Thomas Planning & Building Service Department (519-633-2560) for further details.

The Total Primary Dwelling Area of the townhouses will be 1600-1800 square feet in addition to the approximately 600 square feet of the Secondary Dwelling Area. Purchasers can set up the secondary unit as a granny suite for an in-law, a space for a mature child, or as rental income to offset the cost of a mortgage. Higgins expects that the secondary units in these new builds will rent for between $1000-$1200/month.

If you’re interested in purchasing one of these townhouses, reach out to Kelly Lawrence at Collier Homes (519-633-9642) for more information.
