Most home buyers, when walking into a property for the first time, just look very superficially. But when we walk into a home, as REALTORS®, there are always a handful of things we look for as potential red flags. These are just 5 of those items:

🧱💧 Foundation and moisture clues
We scan for hairline vs step cracks, efflorescence, musty smells, soft drywall, and grading that pushes water toward the house. Gutters and downspout extensions matter more than most people think.

🏠🔩 Roof and exterior envelope
We check shingle condition, flashing, soffit and fascia, and siding seams. Ice dam staining, missing kickout flashing, or short downspouts can hint at bigger issues.

⚡️ Electrical safety at a glance
We open the panel to look for double taps, messy wiring, or scorch marks.  Aluminum branch wiring or open junction boxes are flags for a licensed electrician.
🔥❄️ Mechanical health and age
We read service tags on the furnace and water heater, listen for short cycling, and look for rust or leaks.  Old equipment is not an automatic no, but we want a clear maintenance story.

🪟🚪 Windows, doors, and insulation
Fogged glass suggests failed seals. Sticky doors or cracks radiating from corners can hint at movement.

None of these are instant deal killers. Our job is to spot risk early, then bring in the right pros so you can buy with confidence.

Buying a home in Canada means dealing with four true seasons, freeze-thaw cycles, and a mix of charming older houses and brand new builds. A professional inspection is not about passing or failing a home. It is about surfacing risks early so you can budget, negotiate, or plan smart fixes. After hundreds of walk-throughs across Saskatoon and area, these are the issues we see most often 👇

💧 Drainage and moisture
Negative grading, short downspouts, damp basements, and efflorescence on foundation walls. Water control is priority one in our climate.
🏠 Roof wear and flashing
Curled or missing shingles, tired flashing, brittle caulking, and ice dam staining along eaves. Small gaps can lead to big leaks.

Love character homes? So do we. If you are shopping older homes in Saskatoon, here are the big things we keep in mind before writing an offer 👇

🧱 Foundations and structure
Stone, rubble, or early concrete walls can be solid but moisture sensitive. Look for efflorescence, spalling, step cracks, and grading that sends water away from the house.
🪚 Framing basics
Balloon framing shows up in some pre-1950 houses. It can complicate insulation and fire blocking, and it affects how renovations are planned.
⚡ Electrical systems
Knob and tube, two-prong outlets, and 70-amp panels are common. Capacity is limited, and insurance may require updates. Expect to budget for a panel upgrade, grounded receptacles, GFCI where required, and potential rewiring.
🚰 Plumbing materials
Galvanized steel supply lines corrode from the inside and reduce pressure. Cast iron or clay drains can crack or clog. Some areas still have legacy lead service lines.
🧊🌬️ Insulation and ventilation
Attics may have thin insulation and minimal airflow. Single-pane windows and air leaks are typical. Watch for vermiculite in attics, which can contain asbestos.
🔥 Heating and venting
