📊 SASKATCHEWAN HOUSING MARKET UPDATE 📊

Saskatchewan posted another strong month in November, marking 29 consecutive months of above average sales, with 15,430 sales recorded year to date. The province reported 1,073 sales in November, a decrease of nine percent compared to November 2024, yet still over 12 percent above long term 10 year averages, highlighting the continued momentum across the province.

New listings reached 1,376 in November, slightly higher year over year but still well below historical norms. Inventory remains tight with levels sitting 45 percent below the 10 year average. Of the 4,165 active properties, 708 were conditionally sold and expected to exit the market, leaving 3,457 available units at month end.

The residential benchmark price was $360,500 in November, down slightly from October, but over seven percent higher than November 2024.

📍 Regional insights show mixed year over year sales results, yet most regions continue to outperform long term trends. Inventory levels remain significantly below historical averages across all areas. Home prices increased year over year in every Saskatchewan region for the seventh month in a row.

📍 In Saskatoon, November saw 372 sales, down two percent year over year, yet still 25 percent above the 10 year average. There were 808 active listings, with 217 conditionally sold, resulting in 591 available homes heading into December. Saskatoon’s benchmark price reached $421,000, rising from $420,300 in October and over six percent higher than November 2024.

When someone tries to take advantage of a senior, my protective side kicks in fast.

My client simply wanted a safer, easier place to live. He’s on the third floor of a walk-up, his health has been declining, and those stairs were becoming too much. He also has a little dog he loves dearly, so finding something pet-friendly was non-negotiable.

Someone in his building heard he needed to move and tried to pressure him into buying their main-floor unit at an inflated price. They pushed hard, told him he had to respond quickly, and created a sense of urgency that wasn’t in his best interest. He was stressed, unsure, and didn’t want to make a mistake.

He called me, and I told him I’d take a look and give honest advice either way. If it was a great deal, perfect — I’d help him move forward. But it wasn’t. It heavily favoured the seller and would have left him in a tough financial spot. I asked for permission to find something better, and he said yes. I immediately started searching for a home that would support his health, his dog, and his budget.

By the end of the day, I found him a main-floor, pet-friendly condo in another building — in better condition and priced lower than the private deal he was being pushed into. We wrote the offer that same day and got it accepted. We listed his current place shortly after, and now he’s moving into a home that’s safer, easier on his health, perfect for him and his pup, and costs less than where he lived before.

The moral of the story? Never be afraid to call your agent — even if you’re looking at a private deal. If it’s a great opportunity, I’ll tell you. If it’s not, I’ll protect your best interests and help you find something better.
