Saskatchewan posted another strong month in November, marking 29 consecutive months of above average sales, with 15,430 sales recorded year to date. The province reported 1,073 sales in November, a decrease of nine percent compared to November 2024, yet still over 12 percent above long term 10 year averages, highlighting the continued momentum across the province.
New listings reached 1,376 in November, slightly higher year over year but still well below historical norms. Inventory remains tight with levels sitting 45 percent below the 10 year average. Of the 4,165 active properties, 708 were conditionally sold and expected to exit the market, leaving 3,457 available units at month end.
The residential benchmark price was $360,500 in November, down slightly from October, but over seven percent higher than November 2024.
📍 Regional insights show mixed year over year sales results, yet most regions continue to outperform long term trends. Inventory levels remain significantly below historical averages across all areas. Home prices increased year over year in every Saskatchewan region for the seventh month in a row.
📍 In Saskatoon, November saw 372 sales, down two percent year over year, yet still 25 percent above the 10 year average. There were 808 active listings, with 217 conditionally sold, resulting in 591 available homes heading into December. Saskatoon’s benchmark price reached $421,000, rising from $420,300 in October and over six percent higher than November 2024.
