🏡 Victoria’s August 2026 real estate market is active - but buyers are still selective.

A total of 591 properties sold across the Victoria Real Estate Board region in August, up 12.6% from August 2025. That made August stronger than we’ve seen in several years, even though sales were down 12.2% from July as we moved through the summer market. 📊

By property type:

🏠 309 single-family homes sold - up 15.3% year-over-year
🏢 175 condos sold - up 15.1%
🏘️ 63 townhomes sold - down 4.5%

At the same time, buyers still had plenty of choice.

There were 3,662 active listings at the end of August, 4.8% fewer than July, but still 1.7% more than a year ago.

That combination continues to support a balanced market. ⚖️

And this is where the numbers become interesting.

📍 Victoria Core benchmark prices:

🏠 Single-family home: $1,301,800
↘️ Down 0.6% from August 2025 and down from July

🏢 Condo: $553,600
↗️ Up 0.9% year-over-year and also higher than July

So no, there isn’t one single story for the entire market.

Some property types are moving differently.
Some neighbourhoods are moving differently.
And buyers are comparing their options carefully.

# # # For buyers 🏡

You still have choice and time to evaluate properties, but well-priced homes in good condition can attract strong interest.

# # # For sellers 🔑

More sales do not mean every home will sell easily.

Buyers are paying attention to:
✔️ price
✔️ condition
✔️ location
✔️ future costs
✔️ competing listings
✔️ overall value

What many sellers miss:

A balanced market does not mean buyers and sellers have equal power on every property.

It means strategy matters.

Price correctly.
Present the home well.
Understand your competition.
And know what is actually happening in your neighbourhood, not just the Greater Victoria headline.

🇨🇦 **BANK OF CANADA HOLDS THE KEY INTEREST RATE AT 2.25%**

No increase. No decrease. **The Bank is staying put.** 🏦

And that’s what I expected.

There is a lot happening globally — higher oil prices, conflict in the Middle East and new trade tensions with the U.S. 🌍 But interest-rate policy should not react to one headline or one event.

The Bank has to watch whether those developments become **persistent** and start creating lasting inflation or economic weakness in Canada.

📊 **Why hold at 2.25%?**

Inflation has been running around **3%**, largely because of higher gasoline prices. Excluding gasoline, inflation was **2.2% in July**, while core inflation remained close to the Bank’s 2% target.

In simple terms:
🏦 Not enough reason to raise.
📉 Not enough reason to cut.
⚖️ For now, **stability wins.**

🏡 **What does this mean for buyers and homeowners?**

Variable-rate borrowing tied to the Bank’s rate sees **no immediate change today**.

For buyers waiting for another cut, remember: mortgage rates are only one part of the picture. Fixed mortgage rates can move separately because they are heavily influenced by bond markets.

And today’s hold does **not** mean rates will stay here forever. The Bank is still watching inflation, energy prices, trade and the broader economy. 👀

For me, this decision is about something the economy needs right now: **stability.**

Not reacting too quickly.
Watching the data.
Adjusting only when the bigger picture supports it.

📅 The next Bank of Canada rate announcement is **October 28, 2026.**

🏡❤️ ACCEPTED OFFER, but this is not where my job ends.

Seeing my clients excited when an offer finally comes together is one of my favourite parts of being a realtor.

But what people often see on social media is only the little celebration at the end of many hours of work.

Before we get to “Accepted Offer,” there are conversations, property research, market analysis, viewings, questions, documents, negotiations, strategy, sometimes disappointment, another viewing, another conversation…and then finally the moment when everything starts coming together.

And even then, we are not finished.

Now come the subjects, financing, inspections, documents, deadlines, communication between all parties and all the little details that need to line up before my clients can finally receive their keys. 🔑

That is the part of real estate I genuinely love.

I don’t see my role as simply helping someone “buy a house.”

My job is to guide the process, anticipate problems, explain the options, keep everyone moving forward and take as much weight as possible off my clients’ shoulders.

Because buying a home is exciting, but it can also feel overwhelming when you don’t do this every day.

My clients should be able to enjoy the moment knowing someone is watching the details for them.

Not every property I schedule for my clients is going to be the one and that is completely okay.

Before we start viewing homes, certain criteria are usually clear. Price range, location, number of bedrooms, parking, yard, commute, maybe a suite or home office. Those things help me create an automated search and narrow down the options.

But an automated search cannot tell you how a home feels when you walk through the door.

I have seen many clients change their minds about what they thought they wanted.

Someone who was convinced they needed a newer home suddenly falls in love with the character and space of an older one.

Someone who thought they needed a huge backyard realizes they would rather have less maintenance and be closer to parks and the ocean.

Sometimes a layout that looks perfect online simply does not work in person.

That is why I think it is important to stay a little open-minded during the search.

I like showing my clients different styles of homes and then paying attention to their reactions.

What do you immediately like?
What bothers you?
What feels comfortable?
What would you change?
And most importantly - why?

Every viewing teaches us something.

Over time, the picture becomes clearer and we create the real vision of what your future home should look and feel like.

For me, this is not about selling you a property.

I am a realtor who listens, asks questions and cares about whether the home actually works for your life.

You should feel safe, understood and cared for throughout the process, and when we eventually find the right home, I want you to understand why it is right for you.
