Week 5 - Part 3 Is this the grimiest kitchen in Suffolk?

I need to get the stud walls built ASAP so I can plasterboard and get in to work his magic. I’m lucky to have Keith from in to guide me and we are definitely making progress. I convinced the kids to help me rip out the old grease covered kitchen and I’m itching to get these room scrubbed clean - anyone else have a massive urge to scrub it??

Would you have kept the kitchen and cleaned it as best you could? I’ve got at least 3 months, maybe 6 until I’ll have a new kitchen so I’ve got to work out how I’m going to get through that time!

Week 5 Part 2 - Yes there is a huge crack in my house!

It’s what put off all the other buyers and I why I paid less than asking price for this house - should I be concerned? Yes! But I did a lot of research to get the full history before buying this house and have taken expert advice from Tim Beaven at and you don’t get much more experienced than that! So we have a strategy and I’m being guided by Tom so with a bit more structural work we should be just fine 😍

I’ve enlisted the help of an amazing carpenter and actually allrounder in Richard to get Beau’s wardrobe and drawers in and amazing Keith from is getting these stud walls up for me so we can progress the bathroom - but I still don’t think I can get the bathroom done before I move in 🫣

The top floor is pretty unbearable in this heat so I need to find a smart looking aircon unit that is really effective for the top floor, any suggestions?

Week 5 Part 1 - Will I burn the house down??

I’m trying to get the messy jobs done so that I can then clean the house and this is definitely one of them! Taking off that Latham plaster creates so much dust and so wearing decent PPE is a must! I’m really impressed with the masks and goggles from who are collaborating with me on this renovation to keep me safe! Thank you so much guys!

I’ve decided that moving the door, even just half a meter over is going to make a considerable difference to how the bathroom feels and so it’s quite a bit of work but it’s going to be worth it!

To cheer up a very rainy cold dreary day I built myself a lovely fire and started dreaming about getting some logburners but I also got a lovely message from James at with some very exciting news…..my windows are well on their way to being finished in just a couple of weeks!!! I can’t believe how quickly they’ve done them! We are now scheduling in the fitting so I need to organise the rest of my scaffolding from to go up. These windows are going to make the biggest difference to this house and they look amazing, don’t you think?

Coming up I’m going to tell you about this rather large crack and what I’m doing about it! Would you buy a house with such a substantial crack in it??

Week 4 Part 4 -Would you like some tile inspiration?

It felt good tinged the wall down between my bedroom and the family bathroom so I can build the stud walls that will make me an en-suite and walk-through wardrobe. This job was made easy by this brilliant tool by which I hired from the super helpful in Bury St Edmunds but they cover all of East Anglia and have all the tools you could wish for! They will also help you and show you what to do if you need it so don’t be afraid to give them a call or pop in and ask for advice on what tool to use to make your life easier!

And now for the but I love the most, shopping for my decor! I need to get my tiles ordered for the family bathroom if I have any hope of getting them to the house in time to get at least the floor down before we have to move in. I narrowed it down to 3 options in the gorgeous showroom and have bought home samples of all of them to see what they look like in the room and with the light at different points in the day.

I’m interested to know what you think so please let me know what you would go for

1. Rosalina marble - pink tones
2. Verdi de Scacchi - green and white checkerboard floor with white marble shower
3. Calacutta Amber - orange tones

Each option has different size tiles including a herringbone mosaic which I’m going to do as a feature wall in the shower 😍

Week 4 Part 3 - Should I show you this kind of content?

I debated whether to show you this because I actually don’t like being like this, let alone showing anyone when I’m feeling like this…but I feel social media can often make other people’s lives look rosier than they really are….not that I’ve shown you anything rosy with this house yet! 😂😂

I’m always blown away by the amount of lovely comments people make about my energy and positivity so I just wanted to say, I am definitely not superwoman, I absolutely have down days, I do cry and I definitely have moments of being overwhelmed…but I also know standing looking at it isn’t going to change it and so you just have get your head down and work at it bit by bit, room by room…and so that’s what I did.

To everyone out there having crappy renovation days, I’m with you in spirit!

I dedicate this reel to Louise who sent me the most humbling message to say she is in the midst of cancer treatment and she finds my posts “so uplifting, motivating and a great distraction”….Louise, you are amazing, keep fighting and I’m so glad my little renovation can, in some way, help you through ❤️❤️❤️

Week 4 Part 2 - I turn the house RED!!!

I’ve got a very tight budget for this Reno and I need to try my best to do as much work as I can myself but I’m really starting to panic about making this place habitable for my 3 kids, I could live in a building site but I don’t want that dust and mess around my kids. So I’ve asked if I can pay for a few days labour here and there when I’m struggling and given his role as my mentor he has kindly agreed! Enter Keith, my patient saviour! With a couple of skilled people in the house for 2 days my bank balance dropped but the walls went up which meant my anxiety eased a little 😂

Don’t forget you NEED a structural engineer for work like this and you will need building control sign off. I used Tom Beaven from and I’d highly recommend them whenever you are in the country - they are a national firm with bags of experience but a personal touch.

What would you like to see next? Are you ready for my bathroom tile choices or do you want some more demolition before we enter the beautiful showroom? 😍

Week 4 - Part 2 A Leak and a Sneak Peak (at the brick cleaning ☺️)

I am feeling major pressure so need to up the work rate - I attack that downstairs wall to open up the space between the lounge and the dining room and once it was open I was happy this wasn’t a mistake! I finished stripping and cleaning my bedroom walls and that space actually feels good….i could live in it like this because finally it is clean and the smell has GONE! 🙌🙌🙌

The brick cleaning has started thanks to my scaffolding from being up and I’m nervous and excited for the result! Do you like the initial test area? Let me know in the comments

Week 4 - Part 1 TIME IS GOING TOO FAST!!!

Jobs like stripping that damn Woodchip wallpaper in my bedroom seem to be taking too long but one thing I am loving is meeting with some awesome people along the way…..enter Kieren from ! I wish I didn’t have to edit my chat with him so tight because he made me smile and laugh all the way through my little intro with him. He has successfully built up a very good business and I’m very impressed with my scaffolding - I was ready for it to look a bit of a state at the front but it’s very smart with guard rails that mean when I’m up there I feel totally safe. If you live in East Anglia I’d give him a follow so that if you ever need scaffolding or roofing services you know where to go! (Ad:gifted collab) So now I’m ready for my windows to be installed but first up I’m having the bricks cleaned….I’m nervous about this, will stripping the patina make these look bright and super smart or bare and lacking in character?

If you are new to my page I’m Gem and I’m renovating this Edwardian Townhouse that has been allowed to get into quite a stare by being rented out for years! Not only does it STINK, there is mould, rotten windows, dodgy electrics and a host of lovely surprises waiting for me! I’m a single mum with 3 kids and a budget not big enough to do everything I want so I’m doing as much of the work myself as I can and sharing my journey with YOU! Week 3 Part 4 - Is this the worst radiator in Britain?

I’m sorry (not sorry) to keep sharing these stains and gross findings with you but it does bring me great comfort to…..so I’ll keep doing it, think of it as therapy 😍

After these discoveries I’m pretty sure the smell in this house is going to dramatically improve soon 🙌🙌🙌

Big thanks to Tom my structural engineer from for spotting the opportunity in the voids for a wardrobe and to Mickaël from for giving me a day of labour for free - now I just need someone to come and build some bespoke deep drawers - anyone out there who can do that?

I’m feeling pretty overwhelmed by the amount of work I need to do…..when I’m overwhelmed my instinct is to get my head down and work harder so let’s see what I can achieve in the next 2 weeks 😬
