Buying off plan in Spain often looks like the ultimate dream. A brand new home, modern design, sunshine lifestyle ☀️

And yes… it can be all of that.

But here’s the truth 👇
It’s not always plain sailing before or after you get the keys.

Pre purchase, you’re navigating:
📄 Contracts in another language
⏳ Build timelines that can shift
⚖️ Legal clauses that need proper understanding not just a quick skim

Post purchase, the journey doesn’t suddenly become effortless:
🔌 Delays with utilities like electricity and water connections
🏗️ Snagging issues that take time to resolve
📑 Ongoing admin you didn’t quite expect

And this isn’t theory…
👉 We’re actually living hese post purchase challenges in real time right now.

Which means this comes from experience, not hindsight.

We often get asked what we do all day now we’re retired.

Truthfully, I don’t think we’ve ever been busier.
Life just looks a bit different now.

One minute we are sorting out wills in two languages, making sure everything lines up properly. The next we are speaking to solicitors and developers about the house, working through snagging lists and all the little things that come with a new build.

There is always some kind of admin to do. Getting registered, paying local taxes, filling in forms you did not know existed until that moment.

And then there is the Spanish tax system, which has kept us very busy. Gathering paperwork from every account, trying to make sure everything is reported correctly, and explaining to UK banks that we need different documents because the tax year is not the same.

Some days it feels like a lot.

And then you step outside, feel the warmth, see the view, and remember exactly why you chose this life.

It may be busy, and sometimes a bit “mañana mañana”, but we would not change it for anything.

What a week… 😅✨

We’ve cleaned the new villa… then cleaned it again… and just for good measure, cleaned it one more time 🧼🏡

Somehow the dust keeps winning, but we’re not giving up 💪😂

On the plus side, all the lights are now fitted 💡🙌
Huge thanks to Phill Greene (find him on Facebook @007 Electricians) you were amazing 👏✨

We’ve had the alarm installed 🔐 and fibre broadband connected 🚀

Our worldly possessions have finally arrived from the UK 📦🇬🇧 and we’ve started the slow process of moving in… one box at a time.

We’ve found a few snags along the way of course but overall it’s looking good and everything is starting to come together 🙌✨

Slowly but surely, it’s coming together ❤️

Well… after 15 months, a rollercoaster of stress, paperwork that seemed to multiply overnight, and a casual five hours at the notary (who knew sitting down could be an endurance sport?)… we’ve finally completed on our new home! 🎉

There were moments we thought it might never happen… but here we are—keys in hand and smiles firmly back where they belong 😄

And this is just a little glimpse of what made it all worthwhile… one of our beautiful communal pools (even if this isn’t quite the balcony view… yet! 😉) 🏊‍♂️☀️

Time to swap paperwork for pool time, stress for sunsets, and signatures for vino blanco 🍹🌅

What a journey… and what a feeling. Let the next chapter begin!

Paperwork fatigue 📄
Missing familiarity
Second guessing

This is normal.
It doesn’t mean you made a mistake.
It means you’re adjusting.

It sounds exciting.

In reality it involves:
Stage payments 💳
Bank guarantees 🏦
Snagging lists 📝
Waiting, waiting and waiting⏳
Trust

Buying in Spain is safe when structured properly.

But you must understand contracts and all sorts of guarantees.

If you’re moving from the UK, you’ll hear three acronyms immediately:

NIE
Padrón
TIE

Here’s what they actually mean:

NIE → Your foreigner ID number
Padrón → Registration at your town hall 🏛
TIE → Your physical residency card
Order matters.
