The biggest shake-up to the private rented sector in decades is officially happening and the countdown has begun.

From 1 May 2026, ASTs will disappear, Section 21 will be abolished, and letting agents will need to navigate a brand-new framework for tenancies, possession, compliance and enforcement.

The Renters’ Rights Bill has officially passed through Parliament!

With Royal Assent expected within days, the Renters’ Rights Act 2025 is now confirmed and bringing major reforms to the private rented sector next year.

Here’s what it means for agents and landlords 👇
-No separate pet deposits (but pet insurance is encouraged)
-All tenancies will move to periodic agreements
-Lifetime Deposit Scheme is on the way
