📈 H1 2025 Webinar Recap | Part 5

Topic: M&A and investment in serviced apartments

Extended stay is scaling up and so is the capital behind it. In our February session, investors and developers unpacked how M&A, asset-light models, and operating platform consolidation are reshaping the future of the aparthotel sector.

Top Takeaways

🔑 Yield over legacy. Traditional hotel assets are struggling to compete with the flexibility, ADR potential, and NOI efficiency of the aparthotel model.
🔑 Long-term capital is circling. Pension funds and institutions are watching but they want stabilized, branded assets and a clearer development pipeline.
🔑 Creative deal structures are key. Hybrid leases, stretch senior lending, and profit-share operating agreements are unlocking stalled developments.
🔑 Convergence is happening. Hospitality and multifamily are merging — and it’s shifting who owns, who operates, and what guests expect.
🔑 Business travel is back (and staying longer). The “bleisure” shift means stays are fewer, but longer and that’s driving demand for home-like amenities.

📅 H1 2025 Webinar Recap | Part 4

Topic: Hotel diversification – serviced apartments and branded residences
Sponsored by The Residence Apartments and Mews

In our March SAN webinar, we explored how serviced apartments and branded residences are reshaping the traditional hotel landscape. As guest expectations evolve and demand for long-stay and lifestyle-led offerings grows, more hotel brands are expanding their horizons and revenue streams.

🎙️ Hosted by SAN editor Eloise Hanson, our expert panellists discussed development trends, guest demand, legal frameworks and what’s next for hybrid hospitality models.

🔹 Diane Daudin Clavaud, Nobu Hotels
🔹 Peter Sugden, Clyde & Co
🔹 Rick Schultheis, Rotana
🔹 Alexander Garrod, Pro-invest Europe

Key takeaways:

• Branded residences are evolving beyond luxury; brand identity and community are now central to demand
• Serviced apartments provide a powerful revenue stream and operational synergy in mixed-use developments
• The legal landscape is complex – regulatory clarity is crucial for multi-tenure success
• Investor interest in diversified models is rising, especially where brands unlock premium returns
• Consumer shifts (remote work, multigenerational travel, longer stays) are redefining product design and location strategy

In our April SAN webinar, we brought together four emerging talents shaping the next chapter of serviced apartments and extended stay. Their passion, innovation, and insight gave us every reason to feel optimistic about the future of our sector.

🔹 Eliza Komarova, PREMIER SUITES Dublin
🔹 Dino Karic, FLOK
🔹 Inessa Avagyan, The Residence and Jitaku
🔹 Jeroen Steensma, Cycas Hospitality

Key takeaways:

• Tech is an enabler, but the human touch still defines success
• The sector needs more ESG transparency, both in operations and marketing
• Flexibility, lean models, and design-driven operations are creating new growth paths
• Career growth in this industry thrives on curiosity, adaptability, and collaboration

Topic: Geopolitical shifts and the future of business travel and extended stay

The rules of international business travel are being rewritten.

In our 5 June session, we examined how visa policy changes, economic turbulence, and global conflict are reshaping travel flows, corporate housing needs, and development strategy.

From extended stay pipeline shifts to the rise of risk management, this was a timely and tactical conversation for any operator watching global headlines.

🔑 Top Takeaways:
> Corporate travel demand is strong — but increasingly hard to predict
> Operators must embed flexibility: in pricing, length of stay, and stock type
> Developer interest is shifting toward adaptive reuse and multi-tenure models
> Compliance, safety protocols and digital risk measures are now standard client expectations
> Extended stay brands that combine human service with tech-enabled delivery are standing out
> Corporate buyers are consolidating — blending travel, mobility and internship programmes into unified sourcing strategies

• Stephen Lowy, CEO & Founder, The Residence
• Cara Lingle, VP Global Supply Chain & Sales – Americas, Synergy

Topic: Revenue strategies for serviced apartments in a hybrid hospitality world

Sponsored by PriceLabs

From short stays to long-stay group contracts, today’s operators are navigating an increasingly hybrid hospitality landscape.

In our final H1 webinar, we explored how serviced apartment brands are adapting their pricing, segmentation, and tech stacks to optimise revenue across all lengths of stay.

🔑 Top Takeaways:

> Booking windows are shrinking; guest behaviours are fragmenting
> Long-stay bookings demand new KPIs (average length of stay, displacement)
> Tech flexibility and direct bookings are key to profitability
> Segmentation and orphan-gap pricing are becoming revenue game-changers

Let’s recap our editorial intern Lacie Carr’s journey with International Hospitality Media Limited.

As Lacie wraps up her internship, we’re reflecting on the energy, curiosity, and creativity she brought to our editorial team from day one.

From stepping outside her comfort zone in week one, to embracing the nuances of hospitality journalism in week two, Lacie approached each challenge with openness and a growth mindset.

🌍 Originally from Indiana University Bloomington, where she’s studying journalism with a focus on news reporting and editing, Lacie came to IHM with a strong foundation and left with hands-on experience, industry insight, and a potential new passion for hospitality media.

💫 Whether she’s headed toward a newsroom in New York or a global media brand, we have no doubt Lacie’s future is bright.

Thank you, Lacie, for everything; your enthusiasm, your fresh perspective, and your fearless storytelling.

We’ll miss you!
