One of the biggest expenses you might face this year, especially if you are a landlord, is fixing or buying a new boiler. No one wants to waste money, so keeping your boiler in good condition is key to helping it last longer and avoid unnecessary expensive repairs.
Below are 5 tips that will help you look after your boiler (and your wallet!)
1) Ordering an annual boiler servicing, should be your first plan of action. This is of paramount importance, it ensures that your boiler runs as efficiently as possible. It will also help the engineer detect any problem early on, hopefully avoiding a bigger problem down the line.
2) Bleed your radiators and powerflush them. If your radiators are not running efficiently, it will cause your boiler to work harder, putting extra strain on it.
3) Check the pressure gauge on your boiler. Make sure it is not too low and top up when necessary.
4) Make sure the area around the boiler is empty so that the vents will be clear and the system will not overheat.
5) Finally ensure that you have a working Carbon Monoxide detector next to your boiler.

4 things you do every day that waste energy & money:
Run your washing machine/dryer or dishwasher half full.
The fuller the load, the more efficient the cycle. Using an eco cycle cuts energy by 16%
Put warm food into the fridge or freezer.
The appliance will have to work harder using more energy to cool down.
Buy cheap lights rather than LED lights.
An LED light bulb can cut £180 from your electricity bill over its lifetime, compared to an old style bulb.

At CEC we would like to wish all our customers a safe and happy holiday. Unfortunately the number of home fires and injuries always increases over the Christmas period, so here are a few tips to help keep you all safe and festive.
Carefully inspect your holiday string lights each year before use and discard any damaged or torn and any with loose connections.
Always turn off holiday lights when you leave the house or go to bed.
Don't overload extension cords and try to avoid the use of extension leads or adaptors – it’s easy to trip over, especially if you’re a bit too merry!
Keep anything that can burn at least 3 feet away from your fireplace, candles, portable heaters etc
Test your smoke alarms and carbon monoxide alarms to make sure they are working.

Britain is bracing itself for the coldest December in the last 5 years, according to meteorologists. This could mean a very expensive spell for households, especially as over 60 fixed energy deals are set to expire before the end of the year, affecting hundreds of thousands of households.
Once these deals expire, households are automatically rolled over onto a standard plan, charged at a significantly higher rate.
If your energy deal is due to expire, CEC Energy advises you to switch your plan before the existing deal ends. Customers can switch up to 7 weeks before the contract ends without paying a penalty.

Talk to your tenants about winter!

Make sure your tenants keep the heating on low, when going away or on holiday. Freezing water in pipes can expand and crack them very quickly – you’ll get a leak as soon as things warm up again.
If your tenants do find a leak, make sure they know where the stopcock valve is to shut it off and prevent further damage!

Want a nice warm house but nice low electricity bills?
In the morning set your heating to come on 30 min before you wake up and go off 30 min before you leave for work.
In the evening set it to come on for 30 min before you are due home and to go off, 30 min before you go to bed.
This will ensure you get the best of both worlds!

After the Grenfell fire tragedy, a survey by simple landlords insurance was conducted. In the last 4 weeks alone, over 50% of HMO flats and 35% of regular flats had a fire alarm check performed.
However, when asked about gas safety, only 83% of landlords said they had carried out those checks within the last year. This is somewhat surprising and shocking as landlords are required by law, to have a Gas Safe registered engineer, check all gas appliances at least once every 12 months.

Europeans were asked in a survey published by E.ON, if they were given a large amount of money to spend on their house, what would they choose to do?
More than a fifth of the uk population would prioritise expanding their house to make it bigger above investing in energy saving measures.
It seems Europeans across the sea are more green friendly then us Brits, as 51% of Hungarians would prioritise using the money to make their home more energy efficient. 37% of Italians and 34% of Romanians would also prefer to make home more energy efficient.
