It may be Christmas but we're still working! We’ve just approved 5 new policies to help keep your home safe and make sure all tenants are treated fairly. The policies include:

• Anti-Social Behaviour
• Hate Crime and Hate Incidents
• Domestic Abuse
• Rent and Service Charge Setting
• Water Hygiene

Whilst we hope everyone has a joyous, hassle-free Christmas, should things go wrong in your home you can still report repairs during the holidays by:

Our customer repairs team is open 8am to 5pm every day except bank holidays. To report repairs outside of office hours and on bank holidays call: 023 9282 4244.

Thank you to residents who shared feedback on our recent consultation about next year’s rent and service charges. We appreciate your input. We would like to invite all residents to a meeting where we will update you on the progress and next steps.

Meeting Details:

• Thursday 8th January 2026
• Time: 11:00 AM – 1:00 PM
• Location: Somerstown Hub

• Monday 12th January 2026
• Time: 6:00 PM - 7:30 PM
• Location: Online

You are welcome to attend whichever is most convenient for you.

Please note: You must pre-book to attend online meeting so a link can be sent out prior to the meeting.

You may have been contacted by us or Ridge, a specialist consultant we are working with, to ask if we can visit your home to carry out a stock condition survey.

We’re carrying out these surveys across our homes, and they help us to make sure every home meets safety standards, but we can only do this with your help. We need access to your home to complete these.

These surveys are a key part of our proactive strategy. They help us:
✔️ check the condition and make sure your home is safe
✔️ plan future improvements before problems get worse

The surveyors will leave a card if you are not in when they visit and providing contact details for you to contact them and make an appointment

Over the past 4 weeks, our amazing residents have been getting creative and learning new tricks to make Christmas cupcakes that look (and taste!) absolutely incredible! 🧁🎅

From piping perfect swirls to adding festive decorations, everyone has been sharing tips, laughter, and plenty of holiday cheer. 🌟

Why we have to be a Grinch when it comes to Christmas decorations...🎄😢

We know it feels a bit “Grinchy,” but for everyone’s safety, your communal areas have to be kept clear at all times.

This includes all communal areas such as, hallways, stairwells, landings, corridors and doors in enclosed spaces or upper floors.

What this means for decorations:

• You cannot place wreaths, seasonal decorations, lights, or personal items within any communal area - including doors within communal areas.
• These rules are part of our fire safety policy and tenancy agreements, making sure escape routes stay clear.
• Any items found in communal areas will be removed.

Where you can decorate:
✅ Inside your home
✅ On private balconies
✅ On the inside of your individual property windows

We love festive cheer, but we love keeping everyone safe more. So if our staff remove – or ask you to remove – decorations from communal areas, we promise it’s for your safety, and we ask that you please treat them with respect.

We recognise that this may be a frustrating rule to follow, so we thank you for helping us keep everyone safe.
