🧬 Victoria House in Bloomsbury Square has been transformed into a 300,000 sq ft life sciences destination by Oxford Properties and Pioneer Group, with Corstorphine & Wright Architects and Wates delivering the conversion. The Grade II listed building is the first location in London to combine incubator laboratories with fully serviced office space specifically tailored to the life sciences sector.

🏛️ The refurbishment retains Victoria House’s Art Deco character, including its high ceilings, ornate details and distinctive interior features, while introducing advanced ventilation, piped gases and modern MEP infrastructure. Adaptable laboratories, serviced offices and flexible licensing allow businesses to scale as they grow, while communal spaces support collaboration and knowledge sharing.
🌱 Sustainability was also central to the refurbishment. More than 95% of construction waste was repurposed or diverted from landfill, while reusing the existing building helped reduce embodied carbon and extend its lifecycle. The result is a flexible life sciences environment that brings together heritage, scientific capability and future-ready infrastructure.
