The Grade II listed building is the first location in London to combine incubator laboratories with fully serviced office space specifically tailored to the life sciences sector.

🏛️ The refurbishment retains Victoria House’s Art Deco character, including its high ceilings, ornate details and distinctive interior features, while introducing advanced ventilation, piped gases and modern MEP infrastructure. Adaptable laboratories, serviced offices and flexible licensing allow businesses to scale as they grow, while communal spaces support collaboration and knowledge sharing.

🌱 Sustainability was also central to the refurbishment. More than 95% of construction waste was repurposed or diverted from landfill, while reusing the existing building helped reduce embodied carbon and extend its lifecycle. The result is a flexible life sciences environment that brings together heritage, scientific capability and future-ready infrastructure.

At Paddington Square, Farrat supplied its STRUKTRA™ TBF thermal break solution, which was used to thermally decouple several key elements of the building from its primary steel frame.

🥽 Visitors can also experience Paddington Square from above. Panoramic lifts transport the public to Level 17, where a rooftop restaurant and expansive terrace offer spectacular 270-degree views across Hyde Park, the City of London and much of Westminster, creating a unique destination high above one of the capital’s busiest transport interchanges.

🏆 Representing a transformative approach to age exclusive housing in Northern Ireland, the newly completed Residences at Kings Hall in Belfast was awarded winner of the Private Residential Development Award at the 2026 The Royal Society of Ulster Architects (RSUA). The residential development is part of a multi-phase, £100million project to transform the underutilised Kings Hall into a health and wellbeing park that will deliver a range of integrated and on-site health, community and leisure facilities.

🏗 H&J Martin Construction Limited, now called Lagan Specialist Construction after undergoing a meticulous rebrand were appointed as a development and construction partner on the project. Architectural design practice, TODD Architects thoughtfully designed the 40 apartments, a Resident’s Lounge, Club Room, landscaped central courtyard, and the commercial units fronting the plaza for the intended use of residents aged over 55. K Haughey Painting Ltd decorates the residencies.

The project was also awarded the Architect’s Choice Award which was determined by polling the views of 300 local architects.

🎨 Design ID, the multi-disciplinary engineering consultancy leading the project, played a pivotal role in the design and ex*****on of the Monaghan Peace Campus. The structure includes an insitu reinforced concrete frame with steel frame add-ons, creating expansive open-plan function rooms on the 3rd and 4th floors. AG Paving + Building Products manufactured the salt and pepper plaza paving.

☮ The Monaghan Peace Campus is designed to serve as a transformative hub for peacebuilding initiatives, cultural exchange, and community engagement, playing a crucial role in supporting long-term peace and prosperity in the region.

🏆 Since re-opening, The Shackleton Experience Athy, Co. Kildare has been recognised for its incredible transformation; winning Leisure, Tourism and Hospitality Project of the Year at the Irish Building and Design Awards 2026 and awarded winner in the Public Building category at the 2026 ICE Awards. With extra funding from the Department of Rural and Community Development and the Gaeltacht, Kildare County Council funded the €7.5 million project with the intention to transform the protected structure into a world class visitor experience.

💡 Bringing the experience to life, O’Brien Finucane Architects (OBFA) completed the protected building’s refurbishment and extension project through the detail design, construction and delivery stages, whilst coordinating with the exhibition specialist team throughout.
