ऊँची इमारत (हाई-राइज) + कॉमर्शियल बिल्डिंग बनाते समय ध्यान रखने योग्य बातें

1. मज़बूत नींव और ढांचा

मिट्टी की जाँच (Soil Test) ज़रूरी है।

नींव हमेशा पाइल फाउंडेशन या राफ्ट फाउंडेशन से करें।

कंक्रीट और सरिया (स्टील) की क्वालिटी टेस्ट जरूर करें।

ऊँची इमारत में शेयर वॉल और आरसीसी कोर रखना जरूरी है ताक़ि भूकंप और हवा का असर कम हो।

2. सुरक्षा सबसे पहले

हर फ्लोर पर फायर एग्जिट (आपातकालीन सीढ़ियाँ) बनाएं।

फायर फाइटिंग सिस्टम: स्प्रिंकलर, अलार्म, पानी की पाइपलाइन।

सड़क और गेट ऐसे हों कि फायर ब्रिगेड और एम्बुलेंस आसानी से अंदर आ सके।

3. ज़रूरी सेवाएँ (MEP – मैकेनिकल, इलेक्ट्रिकल, प्लंबिंग)

लिफ्ट: तेज़ और पर्याप्त लिफ्ट लगाएं + बैकअप के साथ।

पानी: अंडरग्राउंड टैंक + ओवरहेड टैंक, रेन वाटर हार्वेस्टिंग और सीवेज ट्रीटमेंट प्लांट।

बिजली: DG सेट बैकअप, सही वायरिंग और अर्थिंग।

4. पार्किंग और ट्रैफ़िक व्यवस्था

पर्याप्त बेसमेंट या मल्टी-लेवल पार्किंग दें।

अलग-अलग पार्किंग – रहने वालों, मेहमानों और कॉमर्शियल वाहनों के लिए।

गाड़ी मोड़ने के लिए सही जगह (Turning Radius) दें।

5. सुविधाएँ और डिज़ाइन

नीचे की फ्लोर पर दुकानें, कैफ़े और ज़रूरी सेवाएँ रखें।

पार्क, गार्डन और बैठने की जगह बनाएं।

बिल्डिंग का डिज़ाइन सुंदर हो, लेकिन लो-मेंटेनेंस भी होना चाहिए।

6. कानूनी नियम और क्वालिटी

हमेशा NBC, DCR, फायर NOC और लोकल अथॉरिटी के नियम मानें।

हर बैच का कंक्रीट क्यूब टेस्ट और स्टील टेस्ट करें।

बार बेंडिंग शेड्यूल और डिटेलिंग सही तरह से फॉलो करें।

7. पर्यावरण और टिकाऊपन

सोलर पैनल, LED लाइट्स और डबल ग्लास का उपयोग करें।

कचरा अलग करने और कंपोस्ट बनाने की व्यवस्था करें।

गार्डन और पेड़ लगाएँ – “ग्रीन India, क्लीन India” को ध्यान में रखकर।

1. Strong Foundation & Structure

Always design as per earthquake (seismic) and wind load standards.

Use pile foundation or raft foundation after proper soil testing.

The quality of concrete and steel must be checked batch by batch.

Provide shear walls and RCC core for strength in tall towers.

2. Safety First

Fire safety: Fire exits, fire lifts, sprinklers, alarms, and water hydrants.

Stability checks: Load tests for slabs, beams, and columns.

Emergency access: Design roads wide enough for fire tenders and ambulances.

3. Services (MEP – Mechanical, Electrical, Plumbing)

Lifts: Enough high-speed lifts with power backup for residents + service lifts.

Water: Overhead + underground tanks, rainwater harvesting, and sewage treatment.

Power: DG backup, proper earthing, and energy-efficient systems.

4. Parking & Traffic Flow

Basement/multi-level parking with clear entry/exit.

Separate areas for residents, visitors, and commercial vehicles.

Smooth turning radius for trucks, ambulances, and fire engines.

Buildings should look good but remain functional and low-maintenance.

6. Compliance & Quality

Follow NBC, DCR, Fire NOC, and local authority rules.

Keep records of all material tests (cube test, steel test, etc.).

Ensure the bar bending schedule and detailing are followed properly.

7. Sustainability
