🇺🇸 Listed with Dani Rosenthal of Vista SIR and Neyshia Go for $15 million, Waterview is a newly completed lakefront estate in Big Bear Lake, California, designed by husband-and-wife duo Beau Laughlin and lindsey gort of Framework Design + Build.

Big Bear has never really competed with Tahoe on architecture. This $15 million new lake house is betting that it can.
Big Bear Lake is only about 100 miles from Los Angeles, compared with roughly 440 miles to Lake Tahoe. For someone based in LA, that makes Big Bear a realistic weekend escape. Tahoe is a proper trip. Big Bear still offers skiing, lake life, forests and a four-season mountain setting without leaving Southern California.

That proximity has mattered for more than a century. Films were already being shot in the San Bernardino Mountains by the 1910s, and Big Bear became a regular backdrop for Hollywood productions during the industry’s early decades and Golden Age.

Waterview is Laughlin and Gort’s first ground-up project in Big Bear, developed through Framework in collaboration with exterior architects The Ranch Mine and landscape studio ORCA.

Before turning to residential development, Laughlin spent more than a decade designing, building, owning and operating restaurants and bars in Los Angeles. He also built 2 of the city’s Michelin-starred restaurants, Providence and N/Naka. That hospitality background shows up throughout Waterview, where pale oak, natural stone and expansive glass give the mountain house a warmer, more refined interior.

🇺🇸 There’s a castle on Long Island that hosted Gatsby-style parties in the 1920s. Now, it’s heading to auction with no minimum bid.

Completed in 1919 for financier Otto Hermann Kahn, the 127-room Oheka Castle was America’s second-largest private home ever built, after Biltmore. Charlie Chaplin and Douglas Fairbanks were among its guests.

Designed by Delano & Aldrich, it features a staircase inspired by Fontainebleau, a 72-foot-long ballroom and a library with plaster walls painted to resemble wood. Formal gardens by the Olmsted Brothers include reflecting pools and fountains.

After abandonment, a $40 million restoration revived it as a hotel and wedding venue. It later appeared in Succession and Taylor Swift’s “Blank Space” video.

Listed with Modlin Group, it heads to Concierge Auctions on October 27, 2026.

Set on Auckland’s west coast, The Louise’s is a four-story home overlooking Lion Rock and the Tasman Sea.

Piha is a small surf community on Auckland’s rugged west coast, known for its black iron-sand beach, powerful surf, dense native bush and volcanic landscape. Yet it sits less than an hour from central Auckland and Auckland International Airport, with direct flights from Los Angeles.

The property began as a modest 1970s bach — the New Zealand term for a simple holiday home — before being radically reimagined in 2008 by West Auckland artist, designer and architect Gerard Commissaris, but his architectural vision was never fully realized.

In 2020, Jenene Crossan and Scottie Chapman discovered the property through a single image of Lion Rock. Behind the unfinished interiors, they saw the potential to create a home connected to one of New Zealand’s most dramatic coastal landscapes.

The six-year transformation of the 7-bedroom home involved interior designer Alex Walls, Walls Studio, landscape designer Liam Greenway of Greenway Studio and planting designer Xanthe White Design, softening the architecture and drawing the surrounding landscape further into the home.

The estate also includes The Little Louise’s, a separate self-contained 1-bedroom retreat tucked into the landscape with its own private entrance.
