Avoid some roofing sheet and if possible go for flat roof

During the finishing maximize and prioritize some space more and not all,yes give all a good touch but in some spaces don’t spend so much on expensive tiles

During the lightening don’t spend much on getting some kind of bulbs because they can cost so much,go for simple bulbs and light up your home

Remember the real estate post where someone built an estate for ₦272 million and it's now valued at ₦1 billion?

I made a case for why this investment was actually a loss when measured in dollar terms.

I also pointed out that the purchasing power of ₦272 million in 2012 was greater than that of ₦1 billion in 2025 which is a clear example of how inflation and currency devaluation erode wealth.

This image below perfectly illustrates this concept: the purchasing power of ₦100 in 2020 was significantly higher than ₦400 in 2025.

This is why understanding basic economics is crucial for making smart financial decisions.

In real estate, there’s something we call LANDMARK.


Before you buy any property, it’s very important that you ask for it.


Landmark is simply a prominent or easily recognizable natural or man-made feature in an environment.


Typical examples are tertiary institutions, companies, government owned institutions like Police station, military base, market, hospitals, beach, waterfall, home of a famous person, a special road design, etc.


How fast a property will appreciate can be determined by the landmarks around it.


How safe and secured a property will be can be determined by the landmarks around it.


The guarantee that you will have a steady power supply and fast internet service in an area can be determined by the landmarks there.


How fast you can resell a property to enjoy your ROI can be determined by the landmarks around it.


This is why I always tell you that when it comes to real estate investment, location is everything.


Location is everything. If you get wrong, otilo.


The affordability of a property is not as important as the location.


I’ve personally turned down options to get some “cheap” properties because of the location. I don’t want to waste my hard-earned money in an environment that only appreciates with 50k or 100k annually. I can get something better than that in a fixed deposit.


The same way I discourage myself, I also discourage my clients from throwing their money into something that takes forever to appreciate.
