Last month, a guest checked out of one of our properties.

Before the cleaner touched anything, she sent me photos.

Smoke ash everywhere. Blood stains on the sheets. Red wine spilled on the carpet.

They had smoked in the apartment, a clear violation of house rules.

I immediately documented everything and filed a damage claim.

£200 recovered.

Without those pre-clean photos? We would've absorbed that cost and had no way to hold the guest accountable.

Here's what most people don't realise about managing STR properties:

Your cleaners are your eyes on the ground.

Pre-clean photos show me how the guest left the place. Did they follow house rules or break them? This impacts the review they get and whether we can file a claim.

Post-clean photos prove the apartment is guest-ready. If the next person complains it was dirty, I have proof it wasn't.

Damage reports let me act immediately. No photos = no evidence = no claim = you just eat the cost.

Most property owners think cleaning coordination is just about keeping the place tidy.

It's not.

It's loss prevention. It's guest accountability. It's protecting your investment.

I don't manage properties by hoping everything goes smoothly.

I manage them by having systems that catch problems before they cost money.
