Co-ownership can make land more reachable. Two, three or more people pool funds, buy one plot, and share the asset. It is a practical route. It is also where friendships get tested if the paperwork is weak.
Common fears and how they are handled:
- “What if one person stops paying?”
Put the payment schedule in writing. State what happens if someone defaults: grace period, buy-out right, or sale of that person’s share.
Do not leave it to verbal understanding.
- “What if someone wants to sell and the others do not?”
Agree the exit rules from day one: right of first refusal for the other owners, how the share will be valued, and how long they have to buy.
- “Whose name goes on the documents?”
All owners should appear on the Deed of Assignment, or a proper co-ownership agreement should sit beside the title.
One name only is how people lose equity.
- “What if someone dies?”
Decide succession in the agreement. The share should pass to the estate or a named beneficiary, not become a family argument over the land.
How to safeguard your equity:
- Sign a written co-ownership agreement before any full payment.
- Record each person’s contribution and percentage clearly.
- Ensure title documents reflect all parties, or are held under terms everyone has signed.
- Pay only into the agreed company or seller account. Keep receipts.
- Do not build or sell without written consent from every owner.
- Review the agreement with a lawyer. This is not the place to save money.
If a dispute comes up:
- Stay with the agreement first. Meet, document what was decided, and try a buy-out or sale of the plot before it becomes hostility. If that fails, take it to a lawyer.
Community pressure and “we are friends” talk rarely protect your money once trust is broken.
Co-own with people whose money habits you already trust. Keep the relationship and the contract separate. Friendship is not a title document.
