It is your responsibility as a Tenant to Fix them but you must inform the Landlord before you do so

As a Tenant, if your
Roof is leaking
Gate is bad
Fence broken
Pot holes in the compound
Replacement of pumping machine
Replacement of water tank

It is the responsibility of the Landlord 100% and after informing the landlord about them, if he or she does not do anything about it as soon as possible
Any injury sistained as a Result of those things the Landlord refuse to fix

Example
If the roof is leaking and the landlord refuse to fix it after 48 hours that you have reported to him
Whatever damage the dropping water casue to any of your property, the Landlord will he held responsible for it
