GMB EXPLAINS — WHAT IS MARKET VALUE?
It’s not just a number — it is an informed opinion of what a property is worth in today’s market.
When someone asks, “How much is this property worth?”, the answer should not simply be the amount the owner wants or the price someone is willing to pay.
A proper market valuation considers the property itself, its location, legal status, condition, surrounding environment, market evidence and prevailing economic conditions.
WHAT IS MARKET VALUE?
Market Value is generally the estimated amount for which a property should exchange on the valuation date between a willing buyer and willing seller, in an arm's-length transaction, after proper marketing, where both parties act knowledgeably, prudently and without compulsion.
In simple terms:
Market Value is an evidence-based estimate of what a property could reasonably achieve in the open market under appropriate market conditions.
It is therefore different from:
❌ The owner's personal expectation
❌ The asking price
❌ The amount originally paid for the property
❌ The cost of constructing the building
❌ The highest price someone casually mentions
🔑 8 KEY FACTORS THAT INFLUENCE MARKET VALUE
1️⃣ LOCATION
Where the property is located matters enormously.
Accessibility, proximity to major roads, employment centres, schools, hospitals, markets and other amenities can influence demand and value.
2️⃣ PROPERTY SIZE & TYPE
Plot size, building area, number of rooms, design, accommodation and permitted use all contribute to value.
A residential property, commercial property, industrial facility and agricultural land may have very different valuation considerations.
3️⃣ INFRASTRUCTURE
Roads, electricity, water supply, drainage, telecommunications and other infrastructure affect the desirability and utility of a property.
4️⃣ CURRENT MARKET CONDITIONS
Property values respond to demand and supply, economic conditions, interest rates, purchasing power and investment sentiment.
A property that was worth ₦X several years ago may not have the same market value today.
5️⃣ TITLE & LEGAL DOCUMENTATION
A clear and verifiable interest can provide greater confidence to buyers and lenders.
Title defects, disputes, encumbrances, acquisition issues or inadequate documentation can adversely affect value.
6️⃣ NEIGHBOURHOOD QUALITY
Security, environmental quality, surrounding developments, commercial activity and the character of the neighbourhood can influence demand.
7️⃣ PROPERTY CONDITION
Age, maintenance, structural integrity, quality of construction, finishes, services and remaining economic life can affect the value of buildings.
8️⃣ ZONING & LAND USE
What can legally and practically be done with a property matters.
Planning regulations, permitted use, development restrictions and redevelopment potential can significantly influence value.
HOW DOES A VALUER ARRIVE AT MARKET VALUE?
A professional Estate Surveyor & Valuer does more than simply look at the property and give a figure.
Depending on the property and purpose of valuation, the valuer may:
INSPECT → INVESTIGATE → ANALYSE → COMPARE → VALUE → REPORT
This can involve:
✔ Physical inspection
✔ Verification of relevant property information
✔ Analysis of comparable evidence
✔ Assessment of the property's legal interest
✔ Examination of market conditions
✔ Selection of an appropriate valuation approach
✔ Professional judgement
✔ Preparation of a reasoned valuation report
WHY SHOULD YOU KNOW YOUR PROPERTY'S MARKET VALUE?
Knowing the market value can help you:
🏠 Sell at a realistic price
💰 Avoid unnecessary overpricing or underselling
🏦 Support financing and lending decisions
📈 Assess investment opportunities and returns
🛡️ Manage your property portfolio
⚖️ Support certain legal, estate or compensation matters
🏗️ Make informed development decisions
📊 Understand the financial position of your assets
ASKING PRICE ≠ MARKET VALUE
An owner may ask ₦100 million for a property.
That does not automatically make ₦100 million its market value.
Likewise, a buyer offering ₦70 million does not automatically establish the property's market value.
The appropriate valuation requires evidence, analysis and professional judgement.
