🧠 Sketches Aren’t Perfect

A sketch doesn’t have to be perfect. It has to help you think.

I use these simple studies to understand the volumes, openings, doors, windows, and even the sun path. Then my team takes the concept and develops it into a detailed 3D model.

Once the project exists in three dimensions, I can look at it from a completely different perspective and catch details that may not have been obvious in the initial sketch.

Architecture is a process of testing, adjusting, and improving the idea.

Every design review is an opportunity to ask questions, challenge ideas, and refine every detail.

I believe that taking the time to review each space, every measurement, and every solution isn't about slowing the process down.

It's about making sure that when construction begins, every decision has a purpose.

Because in architecture, the details you don't see during the design phase are often the ones that matter the most once the home is built.

✏️ Sketching The Idea

Sketching is one of my favorite parts of the architectural process. It’s where the first ideas begin to take shape.

To better understand the volumes of a contemporary design, I like to work with simple wooden blocks. They allow me to study proportions, straight lines, glass surfaces, roof thicknesses, and the overall composition before developing the design digitally.

I even use the light from my phone to study how the sun could interact with the volumes and create shadows throughout the day.

Sometimes, understanding architecture starts with something as simple as a sketch and a few blocks.

📐 Concept Before Finishes

Before we start choosing finishes, materials, or other details, we need to make sure the concept is right.

At this stage, my team and I focus on the layout, spaces, dimensions, heights, and overall proportions of the house. I also create initial volumetric proposals to help our clients better understand how the design will feel in three dimensions.

The conceptualization stage is essential because we cannot move forward until the client is confident in the main idea.

Building a home in Nicaragua while living abroad? Construction supervision matters. 🏗️🌴

For many expats, retirees, and international homeowners, building a home in Nicaragua means managing a project from thousands of miles away.

That can make construction supervision extremely important.

As architects, our job doesn't end when the drawings are finished. We need to make sure those drawings are being translated correctly into the real house.

During site visits, we check everything from structure and electrical installations to tiles, drywall, windows, ceilings, materials, and finishes.

We also consider something that is especially important on the Pacific coast of Nicaragua: the tropical environment.

🏗️ Building Up, Designing Smart

Once the ground floor is established as the core of the house, we can begin developing the private areas upstairs.

For this project, we highly recommend a reinforced concrete structure because Nicaragua is a seismic country with significant earthquake activity.

The second floor is dedicated to the master suite. From the staircase, a central hall distributes the circulation toward the bedroom and walk-in closet.

The walk-in closet was intentionally placed toward the back of the house, keeping the west-facing side open for the master bedroom and its incredible views toward the ocean and San Juan del Sur.

🛏️ Designed for Guests

Even the guest spaces deserve thoughtful planning.

In this section of the ground floor, we have a powder room for visitors and guests using the social areas of the home.

Next to it, we designed a comfortable guest bedroom with its own private bathroom, built-in closet, a queen-size bed, and a patio overlooking San Juan del Sur.

Because this is a ground-floor bedroom, the outdoor space works as a patio rather than a traditional balcony, while still giving guests an incredible view.

One of the things I enjoy most about architecture is designing the moments people don't expect.

A hallway can become an experience.
A transition can become a place to pause.
A wall can bring nature into the home instead of separating it from it.

To me, good architecture isn't measured by how much it adds, but by how intentionally every detail is considered.

Because sometimes, the spaces we spend only a few seconds walking through become the ones we remember the most.

🍳 A Kitchen That Works

A well-designed kitchen is about more than choosing where the cabinets go. Every element needs to work together.

In this layout, we organized the microwave, oven, cooktop, refrigerator, large island, sink, and dishwasher with the plumbing connections in mind. This creates a practical workflow while keeping the kitchen connected to the living area.

We also added a secondary entrance that can take homeowners directly into the living space, while the staircase leads naturally to the private zone upstairs.

Good floor planning is about creating connections that make sense.

🔋 Power Your Home

The best beach homes are designed around more than just beautiful views.

Here, the living area takes full advantage of the panoramic ocean scenery through large glass sliding doors. At the same time, we planned space for a battery room so the house can accommodate a full solar panel system or a hybrid setup.

For homeowners investing in Nicaragua, planning for energy from the beginning can make the home more resilient and comfortable over time.

Architecture is about creating a beautiful space, but also preparing it to work in the real world.
