Visiting places like Circa 1900 here in Cebu reminds us that there is a timeless beauty in our heritage homes. Aside from their sentimental value, these "old souls" of architecture hold a unique charm that modern buildings just can't replicate. The high ceilings, the wide windows, and the sturdy hardwood floors.

Don’t Let a "Dream Home" Turn Into a Nightmare! 🛑

Project selling is everywhere. Whether you’re scrolling through your feed or driving around, new developments are constantly popping up. But the real question is: Do you know how to tell a safe investment from a risky sales pitch?

Before you part with your hard-earned money, these are the non-negotiables you must verify:

▪️LTS Number (License to Sell): This is your ultimate safety net. It confirms the developer has complied with all government requirements and is officially allowed to develop and sell. No LTS? No deal.

▪️Developer’s Track Record: Don’t just look at the 3D model. Look at their history. Do they deliver on time? Is their credibility solid?

▪️Strategic & Safe Location: Is it in a high-growth area? More importantly, do your due diligence: is it flood-prone or near a fault line?

▪️Licensed Practitioners: Always verify if you are dealing with a PRC and DHSUD registered Real Estate Broker and Real Estate Salesperson.

BEWARE: Do not be swayed by low monthly equity alone. Always do your homework and double-check before signing or paying a reservation fee. Your genuine happiness depends on a secure investment.
