A good skywatching date for spotting Mercury in the evening twilight (with ideal conditions).

A technical/astronomical milestone for the interstellar object 3I/ATLAS as it crosses its closest point to the Sun and passes behind it (from our viewpoint).

There will be NO DANGER 😍

If you buy real estate, you need to:

Verify ownership and title – Check that the seller is the legal owner and that the property title is clean (no liens, encumbrances, or disputes).

Secure a Deed of Sale – A legal document showing the transfer of ownership from seller to buyer.

Pay necessary taxes and fees, including:
Capital Gains Tax (usually paid by the seller)
Documentary Stamp Tax
Transfer Tax
Registration Fees

Register the property at the Registry of Deeds to transfer the title in your name.

Update the tax declaration at the Municipal Assessor’s Office to reflect your ownership.

Keep all official receipts and documents (Deed of Sale, tax clearances, title copy, etc.) for record and protection.
