🏢 Riverpark North Commercial Lots
Riverpark is a 600-hectare master-planned township in General Trias, Cavite, envisioned as a mixed-use community with residential, commercial, retail, institutional, and office components. The Riverpark North commercial district is planned as part of the township’s emerging C*D.
Key facts
* Total Riverpark township: ~600 hectares
* Riverpark North commercial area: about 4 hectares allocated for commercial use
* Riverpark North total land area: about 6.9 hectares
* Average commercial lot: around 1,300 sqm
* Commercial lot sizes: approximately 1,000–2,600 sqm
* Intended uses include office, retail and mixed-use development
*Turnover target for the second commercial tranche: 4Q 2029
The first tranche of Riverpark North commercial lots was already 100% sold out as of May 2025. FNG reported that the lots sold ranged from 1,000 to 2,600 sqm.
📈 Why the commercial lots are strategically interesting
The investment thesis isn’t simply “buy land in Cavite.” The bigger story is the township ecosystem being built around the lots.
Riverpark’s master plan includes:
Residential → Commercial → Retail → Education → Offices → Recreation
Federal Land describes Riverpark as a self-sufficient, multi-use community with commercial lots, residential developments, institutional facilities, offices and a regional retail anchor.
There are also major planned/ongoing developments within the township, including SM City General Trias, an Ateneo de Manila University campus, and logistics facilities. FNG also reports a UNIQLO logistics facility within Riverpark.
💡 What could you build?
Depending on the specific lot’s zoning, restrictions and development guidelines, commercial lots in this scale could potentially accommodate concepts such as:
* 🏢 Office building
* 🛍️ Retail/shops
* 🍽️ Restaurants and F&B
* 🏨 Boutique hotel or accommodation
* 🏬 Mixed-use building
* 🏫 Institutional/education-related use
* 🏥 Healthcare-related facilities
* 🏪 Convenience/essential services
* 🏢 Professional/medical offices
That creates the potential for built-in future demand for businesses.
And this is where Riverpark becomes particularly interesting alongside Yume at Riverpark: Yume brings residential homeowners into the ecosystem, while the commercial districts are intended to provide places for people to work, shop, dine and access services.
